The ground floor provides two well-sized rooms: a bedroom at the rear complete with fitted wardrobes, and a front reception room that can serve equally well as a fifth bedroom or home office. This level also features a contemporary shower room with WC, enhanced by a wall of built-in storage, along with a separate laundry room offering convenience and practicality.

Stairs lead down to the garden level, where the heart of the home awaits—a bright and spacious open plan living and dining area. The living space is fronted by a charming sash bay window, flooding the room with light and overlooking an enclosed walled patio that serves as a sunny and private outdoor seating area. To the rear, the dining area connects seamlessly to the modern kitchen/breakfast room, which is fitted with ample units, worktop space, and room for an American-style fridge/freezer. French doors open directly onto the attractive walled garden, which has been recently enhanced with composite Millboard decking, creating an ideal space for al fresco dining and relaxing.

The first floor offers three further bedrooms and a well-appointed family bathroom with WC, completing the internal layout and providing plenty of space for a growing family.

This versatile home is located in a highly desirable neighbourhood just moments from Preston Park Station, making it a superb choice for those who commute to London. The property is close to renowned schools catering to all ages and within walking distance of Preston Park, with its open green spaces and recreational facilities. Local bus routes also offer convenient access to Brighton City Centre, the seafront, and promenade.

In summary, this is a fantastic opportunity to acquire a flexible and stylish family home in a sought-after location, with excellent transport links and a wealth of amenities nearby.

Established in 1993, Elliotts was a concept to raise standards among Estate Agents due to the owner at that time who's own experiences with Estate Agents in the area had been so poor. Elliotts quickly became one of the best known Agents in Hove. In 2002, two new Directors were appointed (Including Brian Huggins) to build on the firm base that had been established, but to take the company to the next level. Both Directors being leading figures in the Property world in Brighton and Hove and who were disillusioned with the agencies they were working for at that time, felt those companies were too large and simply target orientated. Additionally these, like many other agencies, had a culture which seemed not to care about the people they were dealing with, nor the standard of the service provided. They believed it could be done much better! So it proved! Elliotts have gone from strength to strength and now not only have one of the best reputations around but are also, without question, one of the most successful. We still strive to continually improve and innovate.

Brian Comments- "We aim to deliver a traditional Estate Agency service, focusing very much on client and customer contact. We blend this together with a simple, tried and tested system, some of the best technology around and bags of experience and good old fashioned enthusiasm!"

Located in Church Road and at the top of First Avenue, our high profile offices are opposite St Johns Church, just past Palmeira Square, a location hand picked as it is one of the best sites in the city. Cars can pull up outside, and whilst we are in the very heart of central Hove, we are close to the Brighton/Hove border and only a short walk from the station. Brian joined in 2002 and has since grown Elliotts into one of the city's highest profile agents in the City.
