Freehold

Description

A minute's walk from the beach, this lateral three-bedroom home lies on a quiet, unadopted road in sought-after Camber Sands. A clever renovation has carved out a series of bright, peaceful spaces, where glazed doors create easy movement between inside and out. There is a private south-easterly garden with a studio, as well as off-street parking for three cars. Rye - with its train station, shops and places to eat - is a 10-minute drive away.

The Tour

The house sits mere metres from the beach, set behind a sand-lined front yard with a picket fence and a variety of coastal shrubs. Its façade is characterised by clean lines, grey-painted tongue-and-groove panelling and a pitched slate roof.

Entry is to a spacious dual-aspect living room with a large bay window. The seating area is arranged around the wood-burning stove - ideal for warming up post sea-swim - and there is tactile jute carpeting underfoot. At the back, large French doors flow into the kitchen and dining area.

The kitchen is fitted with off-white units, oak countertops and a neutral backsplash; it also has an integrated gas hob and an oven from Smeg. A dining area lies beneath the skylight and is bathed in natural light. Glazed doors provide seamless passage to the garden.

The dining area connects to a hallway that leads to an airy and secluded bedroom. Built-in wardrobes provide storage space here, and wool carpeting spreads out underfoot. French doors connect to the garden and can be opened to usher in a coastal breeze. Extending on one side is an en suite shower room is finished with dark grey walls.

There are two more bedrooms at the opposite end of the plan, decorated with deep blue tones; one has doors that open to the garden. The well-appointed family bathroom has a large walk-in shower and is fitted with stone-effect tiles and a wall-mounted towel warmer.

Outdoor Space

At the rear is a south-easterly garden with a lawn and beds filled with herbs, shrubs and flowers. There is a decked terrace with space for a large dining table and a built-in barbecue. The lounge area has a white-washed pergola providing shelter and shade, with room for relaxing while taking in the ocean breeze.

A detached studio/summer house offers additional storage space and is electrically wired.

The Area

The house is around a minute's walk from Camber Sands, a seven-mile of sandy beach in East Sussex, close to the border with Kent. It has one of the purest and longest dune systems on the South Coast, and the only one to be found in East Sussex. Both Camber Sands and nearby Greatstone are well-regarded as kite and windsurfing beaches.

The centre of Rye is 10 minutes away by car from the house, with a wide choice of restaurants, pubs and independent shops. Kino Cinema is set in a former Victorian library and has three screens, a private function space, a large cafe-bar with a mezzanine lounge and a sunny terrace. Meanwhile, The Rye Harbour Discovery Centre (designed by Simpson and Brown Architects) comprises exhibition spaces, a wildlife garden and a café with panoramic views of the reserve.

Tillingham Winery, a mixed farm set in 70 acres of rolling countryside and woodlands, is a short drive from the house. Home to vineyards, fruit trees, ancient woodland and livestock, it also provides a place for visitors to stay and enjoy the produce from the farm and the surrounding region. Tibbs Farm is a 10-minute bike ride east and has fruit picking, a photogenic maize maze and a café.

In the immediate area are the famous Rye Golf Club and the Rye Harbour Nature Reserve, which lies within a large triangle of land extending south from Rye, along the River Rother, past Rye Harbour to the sea, westward to Winchelsea Beach and northwards along the River Brede. The popular towns of Hastings and Tenterden are also easily accessible. Dungeness and the beaches at Winchelsea and Pett Level are a short drive away.

There are excellent schooling options in the area, including Rye Community Primary School and Rye College, with plenty more options available in New Romney and the surrounding towns.

Trains run from Rye to London via Ashford in 60 minutes.
