THE PROPERTY

Tenure: FREEHOLD

EPC Rating: C  **  Council Tax Band: C

Introduction & Exterior

This fabulous modern town house in Churchbridge, just south of Cannock, will delight all viewers due to its marvellous presentation, and fabulous space throughout. Originally built as a three bedroom home, the current owners have taken full advantage of the three-storey layout to re-configure the house for four bedrooms. This makes it an ideal purchase for both smaller and larger families.

The house is set back from Forge Close behind a low-maintenance frontage where the front lawn has been replaced by slate to create an extra parking space beside the tandem tarmac driveway, making three spaces in total. Beside the driveway is a strip of lawn with a tree to enhance the initial appeal.

A secure gate to the right of the house opens to a wooden lean-to shed that provides excellent storage as well as a passage through to the rear garden. The garden is lovely and private with a slabbed patio laid immediately behind the house, continuing to a synthetic lawn and an area of decking at the far end. An outdoor tap and security light are in place on the rear wall of the house.

Ground Floor

Viewers enter the home into a short hallway that has been opened from the original entrance hallway to create a larger room to the right hand side that the current owners use as the main lounge. This lounge is easily big enough to hold a sofa suite and entertainment unit. To the left of the room is the staircase leading up to the first floor and doors that open to the guest WC with wash basin, and the kitchen. Viewers will note the wood-effect laminate flooring and double-glazed window in the lounge, and it’s worth noting that all windows throughout the home are double-glazed.

The kitchen is a fabulous-sized room as the suite is fitted to the right leaving the left open for a family dining table. Just beyond this is a set of patio doors that open out to the rear garden. The kitchen suite is attractive with cream facias complemented by laminated dark wood-effect work surfaces. Integrated within the suite is an electric oven, four-burner gas hob with overhead extractor fan, and a one-and-a-half-bowl stainless-steel sink with drainer. Furthermore, at the front of the room is a handy deep storage cupboard.

First Floor

Guests make their way upstairs to the first floor landing which runs left-to-right where a second set of stairs leads up to the top floor. On this floor are two generous double bedrooms.

At the front is Bedroom Two which was designated to be the lounge in the original build. This wonderful room spans the width of the house and features a window and inward-opening French doors complete with an iron Juliet balcony.

At the rear of the first floor is Bedroom Three. Again, it spans the width of the house and has a storage closet positioned behind the entrance to the right. Two windows fitted to the rear have a view over the rear garden.

Second Floor

The top floor of the house includes another two bedrooms, an en suite shower room and the family bathroom. Unlike some other modern three-storey homes, the second floor isn’t built into the roof and therefore there is a full-size insulated loft above that is accessed by a hatch above the landing.

Bedroom One is at the front of the house and has two windows that look out to Forge Close, a row of fitted wardrobes and access to the en suite shower room at the rear. This trendy en suite comprises of a tall shower cubicle, toilet, pedestal wash basin and a heated towel rail.

The fourth and final bedroom is the only single bedroom in the house and is currently used for a child’s bedroom. It is also an ideal spot for a home office should a smaller family require one.

The family bathroom, like the en suite, includes a lovely suite that the new owners are likely to keep for years. It features a long bathtub with shower and screen fitted over, pedestal wash basin, toilet, and a mirrored wall cabinet.

TRANSPORT LINKS

Churchbridge is just south of the main junctions with the A5 and A460 in Cannock. A short journey west on the A460 leads to further major junctions with the M6, M6 Toll and subsequently the M54, meaning that commuting and travelling for leisure could not be more convenient. The nearby A34 Walsall Road leads to Walsall via Bloxwich.

The nearest train station, Landywood, is a short drive away and serves Great Wyrley and Cheslyn Hay. To save on parking it is around a thirty-minute walk. The station offers services to Birmingham New Street, Walsall, Cannock, Bloxwich & Rugeley via the Chase Line.

SCHOOLS & AMENITIES

Churchbridge is very close to Great Wyrley which is very well supported by local businesses and convenience stores. These include a veterinary practice, hair salon and takeaway outlets. There are a few welcoming public houses dotted around the village.

Just north of Churchbridge is the Orbital Retail Park with many familiar named shops including a Sainsburys supermarket. Just beyond this is the McArthur Glen Designer Outlet which has proven very successful. Being not far from countryside to the south, there are plenty of local walking opportunities but those wanting something a bit more special can drive 15-20 minutes north to reach Cannock Chase, a designated Area of Outstanding Natural Beauty.

According to the Staffordshire Schools website, the catchment schools for this home are within a half mile’s walk. They are Great Wyrley Academy (0.4 miles) and Moat Hall Primary School (0.5 miles). Although we have researched this information, it is always recommended that prospective buyers do check with the local authority before confirming catchment.
