Description

An opportunity to acquire a beautifully presented six-bedroom property, located near the idyllic coastal town of Tobermory on the ever-popular Isle of Mull.

Nestled in a serene residential area above the lively coastal town of Tobermory, Fuaran presents a unique opportunity for buyers to acquire a beautifully maintained six-bedroom detached property. This cherished family home also operates as a successful bed and breakfast.

The family has two entrances located on the side and front elevations. The side entrance opens through a glazed door into an open-plan kitchen and dining room. The modern kitchen is equipped with stylish light grey wall and floor units, complemented by a white worktop and integrated appliances. An adjoining utility room houses the washing machine, boiler, various other appliances, offers additional storage and has a door leading to outside.

A central hallway connects the family accommodation, which includes four double bedrooms, each featuring built-in wardrobe space and with pleasant garden views in the rear bedrooms and far reaching views across the rooftops and hills of tobermory in the front bedrooms. The stylish family bathroom boasts a glazed quadrant shower and a white bathroom suite, with carefully selected materials and fixtures giving the room a crisp and clean feel.

The property also has a formal entrance leading from the front garden through a vestibule into thecentral hallway. To the left, a spacious family lounge is bathed in natural light from triple aspect windows, with a standalone multi-fuel stove providing warmth and comfort.

The upper floor is currently run as a Bed and breakfast and guests are guided to a separate entrance and the rear, leading into a guest dining room with a staircase ascending to the upper floor. A large central sitting room connects two guest rooms, each with a private bathroom and casual seating area. This bright and airy space, also used for private yoga classes, offers guests a relaxing environment. A storeroom and storage cupboard is located on the upper floor. The B&B area could easily be converted into a self-contained holiday let or Annex for Multi Generation family living.

Fuaran seamlessly blends family living with holiday rental, cleverly separating the respective areas.

Externally, the property is accessed via a private track which is shared with one other property, that leads to a private block-paved drive, accommodating several vehicles. The detached garage provides parking or workshop space, with a log store to one side and a garden equipment store on the other side. It also has electricity supply: sockets, lighting and floored attic space.

The Isle of Mull is the second largest island within the Inner Hebrides. The island is accessed via a regular car ferry service from Oban to Craignure. Services from Lochaline and Kilchoan on the Morvern and Ardnamurchan peninsulas respectively are also available. There is a small airstrip at Glenforsa suitable for private aircraft and a main line train service operating several times daily between Glasgow and Oban - some connecting directly with the ferries.

Mull boasts an extraordinary and diverse range of scenery, wildlife and leisure activities which brings large numbers of visitors throughout the year. The island also hosts a number of music and arts festivals plus the annual Tour of Mull car rally. In the sea surrounding Mull there are various trips provided to local puffin and seal colonies, and also to Iona and the island of Staffa where many tourists visit Fingal’s Cave.

Specifications include mains water supply, mains electricity, mains drainage, mains & oil central heating, multi fuel log burner in the lounge.

From Oban, take the Calmac ferry to the Isle of Mull, arriving in Craignure. Upon leaving the ferry, turn right and follow the road for approximately 21 miles to Tobermory. At the roundabout, stay left, crossing the bridge over the river. Turn immediately right onto Bredalbane Street and follow the road for approximately 700 yards until it meets Erray Road.

Turn left onto Erray Road and continue up the hill, following the road to the right – past Tobermory High School, before taking the second turning on the left onto Raeric Road. Continue along to road & exit on the second left, follow the road for 50 yards till you reach Fuaran. Parking is available at the property.
