Description

A35733AWM11 - Here we present a fantastic opportunity to purchase not only a partially renovated 5 bedroom home, with 2 bathrooms and 2 kitchens, but also a ready-to-go bar / cafe / restaurant seating 24 people.

Included in the sale price are all of the elements needed to re-start this well known hospitality business

* Bar and equipment
* Tables and chairs
* Very large kitchen with oven, hob, fridges, freezers etc.

There is a bistro terrace to the outside and a cavernous function room to the rear which could be used for events, live music, extra restaurant seating or whatever inspires you.

The accommodation layout provides the possibility of offering a kitchen / diner and two bedrooms as a self contained unit for perhaps staff or short-term holiday rental whilst still allowing the owners three further bedrooms, kitchen/ diner and a lounge in their private part of the property.

Despite the restaurant now being closed, it has had a strong and loyal customer base that wishes to see it booming again!

The potential here has to be seen to be believed. How might you see it?

*A three bedroom home with an impressively large ground floor lounge,
separate dining area and large kitchen, and a ready-to-go self-
contained 2-bedroom Gite with kitchenette, lounge, toilet and shower
room. To the rear an 8m x 14m room that could be used as it is or
renovated and converted to whatever inspires you.

*A five bedroom home, partly recently renovated to a high standard, with
both a large ground floor space of 112 square metres AND a first floor
space a similar size, both ripe for renovation and could be used as extra
habitable space, short-term holiday rentals, craft workshop, storage or
whatever you envision.

*A partly renovated property that in its current configuration has five
bedrooms across three floors, however with a total area of 600 square
metres could become whatever you dream of.

The property is ideally situated in the pretty village of Sainte-Colombe-sur- L'Hers, with a small grocery store and post office as well as a fishing lake.

A few metres away is the very popular Voie-Vert, an old railway line now converted to an 80km stretch of cycleway stretching from Montsegur with its Chateau to Bram on the Canal-du-Midi.

A short drive towards Mirepoix will take you to the lovely village of Chalabre, with its medieval chateau. Here you will also find the stunning and large Lac Montbel where you can enjoy swimming, sailing, paddleboarding and fishing. Of course if you prefer not to get wet you can go hiking or horse riding around the lake or just soak up the ample sunshine.

Heading the other way towards Quillan you first arrive at the small village
of Puivert. Not surprisingly another Chateau, this one having been built in the 18th century. Here is another, smaller lake, ideal for younger children with a gently sloping sandy beach. Fishing is also permitted, and in the summer months the village hosts an awesome "night market" with food trucks and live music on the lakeshore.

A ten minute drive will take you to the town of L'aroque d'Olmes where you have larger supermarkets, garages and other amenities.

Carcassonne airport is just under an hour away.

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
