An impressive cantilevered staircase ascends from the staircase hall to the first-floor landing. West Newton Farmhouse
Located off the North Drive is a traditional farmhouse constructed from local red sandstone under a slate roof with a lovely southerly outlook over the surrounding fields. West Newton extends in total to about 102 acres and comprises a mix of productive grassland with established woodland plantations and shelter belts enhancing the privacy of the estate. .
The land is classified by the James Hutton Institute for Soil Research as Class 3.1 and is well suited for growing both grass and the production of cereal and forage crops. The land is gently undulating and is approximately 55m above sea level.
The fields are well-fenced with water supplies and lie within a ring fence connected by good internal tracks and access from the public road at three points.
Location
West Newton lies 3 miles north of Arbroath in the county of Angus inland from the east coast of Scotland. Angus has a rich and varied landscape encompassing heather clad rolling hills and glens; rich fertile soils in the Vale of Strathmore; and a vibrant coastline between Dundee and Montrose which boasts a mix of links golf courses, shallow bays, dramatic cliffs and tidal basins rich in birdlife.
West Newton is easily and readily accessed with excellent communication links by road, rail and air. The much improved A92 links West Newton to Arbroath, Dundee, Montrose and Stonehaven. Thereafter the A90 provides access to Aberdeen to the north and from Dundee links to Perth, Edinburgh and the south.
Aberdeen and Edinburgh Airports (51 and 79 miles respectively) both provide a wide range of domestic, European and international flights with the former now being reached via the new city bypass greatly reducing drive time. Dundee Airport has a daily service during the working week to London Heathrow Airport.
There are direct train services daily to London Kings Cross from Arbroath, with a fastest scheduled journey time of 5 hours and 58 minutes, in addition to joining the Caledonian sleeper service at Edinburgh Waverley six days a week, Sunday to Friday.
Locally, the town of Arbroath (3 miles), famed for its historic abbey, harbour and marina, provides everyday facilities including supermarket shopping, banking, medical centres, primary and secondary schooling. Arbroath is of course also famous for its locally produced “smokies” – hot-smoked haddock! The city of Dundee (20 miles), which has developed as a 'tech hub', provides a wider range of shops and professional services together with an array of cultural options including The Dundee Rep Theatre and the recently opened V&A Museum on the regenerated waterfront.
The city is also home to the universities of Dundee and Abertay, and is an established centre of excellence in education and life sciences. Private schooling in the area includes Lathallan at Johnshaven (19 miles), Dundee High School, and in Aberdeen: Robert Gordon’s, The Albyn, St Margaret’s (girls) and the International School; all within daily commuting distance.
The area boasts numerous recreational activities including many fine golf courses, both links and parkland play. Locally there are challenging 18 hole courses at Arbroath and Montrose, whilst to the south lie Carnoustie (12 miles) and St Andrews (33 miles), both of which have hosted The Open, the latter being globally recognised as 'the Home of Golf'. Salmon fishing can be taken on the Rivers North and South Esk as well as on the River Tay to the south and River Dee to the north whilst driven grouse shooting can be enjoyed in the nearby Angus Glens, which also provide fantastic hill walking. The Grampian and Cairngorm Mountains to the north west offer more challenging slopes and the opportunity to ski in winter when conditions allow. Lunan Bay, to the north of West Newton, is one of the finest beaches in Scotland.
