Description

A Spectacular Upland Farming Estate

Description

Summary

Nannau, an estate steeped in Welsh and British history, today represents a unique opportunity to acquire one of the most significant rural holdings in Eryri (Snowdonia) National Park.

Situated within the coastal hills above the Afon Mawddach a short distance upstream from it's estuary. Comprising a rich tapestry of mature woodland, pasture, ffrid and hill grazing, interspersed with numerous streams and three significant peaks, Nannau provides every environment which characterises the region.

Centred around a substantial in-hand farming and forestry enterprise, currently covering around 2,837 acres (three quarters of the total estate), with a further 498 acres potentially available to be brought in-hand in from March 2027.

The estate also includes a range of lodges and cottages, three of which are operated as high-quality holiday lets. In addition there are three let farms, a number of unique and traditional buildings offering further development and diversification options and substantial scope for delivering environmental benefits.

Nannau provides the highly desirable combination of scale, diversified income and rich natural assets.

The Nannau Estate

Nannau is an exceptional and diverse mixed-use estate offering an established farming, forestry and property business with a growing holiday accommodation enterprise.

Bounded by the Afon Mawddach to the west and encompassing the Foel Offrwm and Rhobel Fawr mountains, its rural location affords the desirable combination of peace and privacy.

The owners of Nannau have carefully managed the residential, agricultural and forestry assets. The estate, which already provides excellent temporary accommodation for owners, also offers several options to develop an impressive main residence.

In recent years significant investment has been made in three unique, high-quality holiday cottages, a business which could be expanded further. The location and diversity of environments at Nannau presents potential to incorporate an eco-tourism business at the heart of the National Park, building on the growing reputation of Nannau as a centre for walking and other outdoor pursuits.

Nannau balances plentiful diversification opportunities alongside extensive existing enterprises - a farming and forestry business operating at scale, three holiday cottages, 8 further residential properties, commercial income and plentiful opportunities for further development.

The topography of Nannau, with it's vast woodland cover, provides excellent stalking and shooting opportunities, with further sporting potential afforded by the attractive section of the Afon Mawddach in the southwest.

The natural capital assets provide significant potential to undertake a range of environmental projects including woodland creation and peatland restoration, as well as many biodiversity enhancement projects.

Location

Situation

Welsh for "the place of many streams", Nannau is aptly named given its situation in the temperate Southwestern corner of the Eryri National Park. Extending to 827 square miles, the park is renowned for its varied landscape and glacial mountains. Cadair Idris, the most significant mountain in southern Eryri, forms a constant panoramic view from the estate.

The area offers a wealth of outdoor and sporting opportunities, such as the neighbouring national forest of Coed y Brenin. The estate is within easy striking distances of the best of Wales’ outdoor pursuits, from the mountains surrounding the estate to the coastal villages and beaches of the Llyn Peninsula. The area also hosts a range of high-quality shoots, with their associated sporting hotels and inns providing excellent local hospitality.

Dolgellau, known as the town of "music and mountains" lies less than a mile to the southwest of the estate and is the largest town within the national park. Dolgellau offers a range of amenities including independent and high street shops, restaurants, primary and secondary schooling. It is also an important hub for the local farming community.

Despite its rural location, Nannau is well connected to the rest of Wales and England. The A470 travels through Dolgellau linking North Wales to the capital, Cardiff, in the south. Manchester and Birmingham are easily accessed, with further national connectivity via the M56. Manchester Airport (89 miles) provides regular flights to London and most international destinations. Mainline train services to London are available from Crewe (from 97 minutes).
