Description
Description
Standing at the end of a long meandering driveway and occupying an elevated position close to the centre of its land, Gower Hall is a handsome double fronted Yorkshire farmhouse built from mellow sandstone and displaying many features synonymous with the Georgian era from when it dates.
The house and neighboring cottage have both been the subject of something of a transformation in recent years, the house having received a large two storey extension to the rear, both properties having been comprehensively renovated and refurbished throughout. This included new central heating, wiring, insulation and drainage. Whilst much of the original character of both buildings remains, the internal layout and general appearance has a more contemporary feel, every room being perfectly proportioned and arranged to suit modern family lifestyles. Of particular note are the impressive kitchen/breakfast room with large picture windows framing the impressive views and doors opening onto the wrap around sun terrace. Above this is an outdoor covered entertaining/sitting area prefect for al-fresco dining in all weathers.
There is also a nicely proportioned sitting room with eye catching parquet floor and cast iron stove, and a separate study/snug both facing towards the front garden which falls away to reveal rolling countryside beyond. There is a very new addition to the living accommodation - a basement cinema room which could also double as another office or guest bedroom.
On the first floor there are five bedrooms, all good doubles, several with built in wardrobes, the principle bedroom being en suite, with a large house bathroom serving the rest, although there is an additional shower room on the ground floor if needed.
This theme continues in the neighboring cottage which has been finished to an equally high standard and now provides beautifully appointed accommodation over two floors, ideally suited to family members or as a holiday cottage. There is plenty of parking for both properties and the cottage benefits from its own well stocked garden with exceptional views towards Bulmer Bank and the rolling Howardian Hills.
Across a large graveled courtyard to the side is a timber car port and store, timber clad steel framed barn, with a lean-to section providing garaging and a workshop, with mains power and water connected. Behind the barn is a recently completed ménage, a covered horse walker and an area prepared and set aside for stables. There is planning permission for a three bay stand alone barn as well as a swimming pool/ and or additional living space.
The remainder of the land envelops the house and gardens on three sides, comprising of a series of prime grassland paddocks connected via five bar gates and recently stock fenced with hedged boundaries. in all there are about 27 acres ideally suited to grazing livestock or horses.
Location
Gower Hall Farm stands in a stunning stretch of countryside just on the edge of the Howardian Hills, an AONB, a short distance from Thornton Le Clay and neighboring Foston.
The villages share many of their facilities which together offer a primary school, church, chapel and a village hall. The White Swan public house is also soon to be re-opened. Further facilities can be found in nearby Sheriff Hutton. Thornton le Clay lies to the north east of York easily accessible from the A64 York to Malton trunk road. The A64 bypasses York on the way to the A1M, Leeds and the national motorway network. The Vangarde Shopping Park and Monks Cross, with their multiple retail outlets, is a short drive away.
The surrounding countryside is some of the prettiest in the county, Castle Howard itself only a short distance away, and the rolling countryside of the Wolds and Yorkshire coast to the east.
