Description

This spacious and impressive four bedroom Victorian villa is located on a hugely popular street in Upper Leytonstone, with excellent amenities and transport links on the doorstep. With two generous reception rooms, a large garden and privacy from the street, you’ll be blown away by the character of this lovely property.

Facing directly down the road and surrounded by established hedges, the stunning façade is not overlooked – but you can’t overlook the immaculate lawn, original tiled path and porch or the draping wisteria as you approach.
With a charming welcome into the hallway, where the warming wooden floors set the theme for much of the property, you enter the grand through-lounge, bathed in natural light from the lovely bay window. Featuring an eye-catching feature fireplace and mantlepiece, the bright décor follows into the dining area, denoted by a large open archway. Easily accommodating for a large table and chairs, it has a window facing to the side-return of the garden and a door leading back into the hall.
Flowing into the kitchen now, where the geometric flooring and clean lines of the white units and worktops strike a more modern contrast to the more traditional feel of other areas. With all your essential appliances already integrated, it’s ready to go for your first family meal.
The hallway offers access to a useful and sizeable storage cellar, and your second reception at the far end – thoughtfully decorated in sympathy with the architectural style. Stately blue walls with white above the picture rail, plus another traditional fireplace make an impact, as do the dual aspect windows. With a series of windows in a box-snug area, and French doors with glazed surround, it’s another delightful and welcoming room.
The 45ft rear garden is laid to lawn leading to a paved patio area, and is afforded privacy thanks to high-level established hedges and trees. While north-east facing, the rear area is a bona fide suntrap, capturing the rays all day – and the garden can also be accessed via a gate from the front garden.
Upstairs now and you’ll find bedroom one to the front – a great-sized double with spectacular bay window, bright white walls and wooden floor. Next, bedroom two, another double, offers a gorgeous original fireplace with stylish tiling and a built-in storage cupboard.
A small flight of additional stairs on the split-level landing takes you to the smart, newly fitted contemporary family bathroom, with light stone tiling to the floors and bath surround, a modern WC, sink unit with built in storage beneath and a bath with fitted shower screen, rain shower and additional, flexible shower attachment.
Bedroom four is the smallest but still offers a great space for a single bed, child’s room or nursery, office or library as per its current use. Finally, to the rear and with another impressive bay window, bedroom three is another generous double with built-in storage, light walls and statement blue-painted floorboards.
The property is situated in the popular Upper Leytonstone area, in a peaceful residential area – yet all the transport links and amenities of vibrant Leytonstone are just a few minutes away. Leytonstone Central Line Tube Station is a 15 minute walk and several bus routes can be accessed in less than 5 minutes. There’s easy access to the A12 which will get you to the North Circular and M11 within just a few minutes.
The area is well regarded for its many pubs, bars and restaurants, including Out of the Woods café, Wrong Man Snack Shack (try their ‘jaffle’ toasties!) which is located at The Hitchcock Hotel Bar/restaurant and the highly rated North Star Pub, which is in the lovely conservation area of Bushwood. As well as with easy reach of Leytonstone High Road, Wanstead High Street and Walthamstow Village.
This is also a perfect location if you enjoy the great outdoors, as some of London’s best green spaces are close by, including the Hollow Pond and Leyton Flats are a 5-minute stroll.

Sellers comments
Fladgate Road has been our family home for the past 40 years, but it is now time for us to downsize and move closer to our grandchildren. Our children attended local schools and, in their childhood, spent many hours walking our dogs and playing safely outside and in the nearby street.

Fladgate Road is a lovely, tree-lined, quiet road with no through traffic and forest land at the end of the street. It has many long-established families, and all our neighbours are friendly and considerate. Our front and rear gardens are enclosed and private, although the squirrels like to visit our cob nut tree. The house is not overlooked, and the boundary at the end of the rear garden is a beautiful Victorian brick wall which forms the rear of a former stables converted into a new house many years ago.

The sun rises in the back and travels to the front of the house. A striking feature of our house is its aspect and large windows on all four elevations, so it is filled with light throughout the day. It's one of the key things which attracted us to the house many years ago.

We chose to retain the flexibility of two living areas. We tend to gather in the front reception room throughout the day where we cook, eat, and chat, but individuals can go off to the rear sitting room which overlooks the back garden to read or to listen to music. We find the location and dimensions of the sitting room the perfect place, especially in the evening, to relax and talk or to simply watch tv.

It is a lovely house. We're very sad to leave it - and the street - and hope that the new owners will enjoy living here as much as we have.

Trading Places Estate and Letting Agents
Live-in local estate agents in Leytonstone

As a husband and wife team with over 50 years' collective experience in property sales and lettings, we've been your local estate agents since the late nineties.

In 2021, during the height of the Coronavirus pandemic and its many challenges, we decided to give our team a boost, a bright new future, something to look forward to... and it was also about time Trading Places got a fresh look too, one to reflect the wonderful and vibrant local community we love so much.

Over the past two decades we've grown and evolved as people and as a business and watched the fantastic neighbourhood we live and work in do the same. So, while our core values and exceptional service standards will never change, we really hope you like our brand new look.

We're able to combine our passion for property and our deep affection for the area to help people find their next happy home. And with a fantastic mix of distinctive Edwardian and Victorian properties, charming cottages full of character, snug terraced houses and smart, modern flats, this beautiful London suburb really does have something for everyone - you just need the right support to help you find it!

Whether you're looking for a quiet and cosy home to really settle in, or a vibrant pad in the heart of the 'hubub', our local estate agents know every part of Leytonstone and the surrounding hidden gems of East London... and we promise that we'll always offer you 100% honest advice.

Family Run and Community-Centric

There are lots of estate agents to choose from, so how do you decide which one to trust with your property sale, letting or your search for a new home?

We both hail from several generations of east-enders, went to school in London E11, and Jen was born in Whipps Cross hospital - so we have deep roots in the local area. Our supporting team (who are family and friends, not just colleagues and staff) are also locally connected, giving us the unique ability to provide a level of customer service and local knowledge quite unlike any other.

We feel genuinely privileged to live, work and play in Leytonstone, and our work has allowed us to explore many beautiful period houses with their stunning architecture and features, alongside more contemporary properties and developments that have sprung up over the years.

Having rented and bought our own first properties here, we've grown along with the area, playing an active role in the community for two decades and getting to know the best places to eat, drink, shop, walk, learn, socialise, exercise and relax. We currently live near Hollow Ponds, part of Epping Forest, and highly recommend a stroll around the lake or an hour boating in the warmer weather!

The real difference at Trading Places is that once our working day is done, we don't head home to another community - because our home is where our heart is and we wouldn't want to be anywhere else.

Experienced, accredited and award winning

While we focus very much on a friendly and people-first approach, we take our responsibilities as estate and letting agents very seriously.

During our time here, we've helped thousands of satisfied clients move home, waving off those who leave for pastures new, while welcoming others into our wonderful community - we've even sold many homes several times over, seeing them change through the years.

We're also accredited and registered:

  • The Guild's member for E11
  • The Property Ombudsman
  • Propertymark ARLA
  • Propertymark NAEA
  • SafeAgent

And have won multiple awards too:

  • The Best Estate Agents Guide
  • AllAgents
  • The British Property Awards
  • Three Best Rated Agent
  • Agent Tracker (no longer operating)

We think all good relationships start with a friendly chat, so why not get in touch and let us know what you're looking for - we're completely confident that our local estate agents can help.
