Description

About the location

This picturesque pocket of residential streets tucked away between Greenwich South Street and Greenwich High Road is one of the most desirable places to live in Greenwich – for two key reasons.
Firstly, its leafy streets of mainly mid-Victorian houses have the feel of an urban oasis with a timeless beauty. Secondly, everything that makes Greenwich great – from its famous royal park and historic pubs, its dining, leisure, entertainment and transport connections - is within a 10-minute walk.

Both these factors means that Ashburnham Grove – part of the Ashburnham Triangle Conservation Area - ranks highly on the wish list of families and some high-profile names moving into or within the area.
An 82 Ashburnham Grove, part of a terrace built in the 1960s, provides an opportunity to live in a prime Greenwich address without the far higher price tags that the surrounding period houses can command.
You will notice another big plus point the moment you arrive, too: a private, off-road parking space, a rare and sought-after feature in this area.

Step inside

This three-storey, three-bedroom house has an internal area of approx. 1,063 sq ft. But prepare to be surprised when you enter.
The recent renovation of this whole house has produced a bright, contemporary home with a Scandinavian-style simplicity to its décor and an innovative design that maximises light and space throughout. At every turn, unexpected nooks are unveiled, flooded by natural light from new large windows and skylights.

Where previously there were garage doors on the front of the house, there is now a sleek, single-paned large window that illuminates the 25’8 x 14’9 reception room and kitchen.

This large, open-plan living area – which has been extended into the back garden - forms the modern, light-filled heart of the home. When the sliding doors in the kitchen are opened up, the greenery and tranquillity of the private, sunny terraced garden feel like a natural extension of the living space.

The fully-fitted kitchen has white units, integrated appliances and ample space for a large dining table in the centre. At one end, facing the front of the house, is a cosy, light living area which forms a natural continuation of the dining room/kitchen with the same grey flooring tiles.

The first floor

The décor is cool and modern, with white walls and pale pine floors providing a neutral palette that accentuates the house’s angular, uncluttered beauty internally.

Bedroom 3 (13’3 x 8’0) would work perfectly as a child’s, teenager’s or guest bedroom, with built-in wardrobes and a large, single-paned window overlooking the back garden and neighbouring church. There is also generous space for storage or creating a quiet work, study or play area.

The adjacent bathroom has been attractively designed with a blue tiling around the bath/shower that pays a nod to the property’s mid-century heritage, and black chrome fittings.

There is also a wonderful, bright snug measuring 15’2 x 6’11 with a large window. A generous space for relaxation or finding inspiration.

The second floor

Head on upstairs and you come to two further double bedrooms. Bedroom 2 (9’5 x 8’4) has a calming white décor, wooden floors, and overlooks treetops and rooftops to the rear of the house. Bedroom 1 (15’2 x 11’10) is filled with natural light and has an L-shaped nook that is calling out for a little reading or work corner.

The shower room on this floor has attractive sage green tiling and stylish black fittings, including a heated towel rail.
The garden

Measuring approx. 18’10 x 15’9, the back garden provides a private sanctuary, with a decking area directly off the kitchen that is perfect for outdoor dining. Five wide steps lead up to another peaceful, leafy relaxation terrace. The mature greenery accentuates the feeling of having your own secret oasis that comes with the added beauty of being a low-maintenance space that can be enjoyed all year round.
On your doorstep

The Ashburnham Triangle tops many Greenwich house-hunters’ wish lists for the simple reason that it is located in the heart of everything, but it has a quietness and close sense of community that belies its central location.

Here, you are within a short walk of Greenwich town centre, with its many cafes, bars and restaurants. The Greenwich Picturehouse cinema and Greenwich Theatre are down the road, and so are Greenwich’s world-famous museums. There are new gyms and many other health/fitness and leisure attractions just off Greenwich High Road, including laser tag and bowling. And of course you have the river and Greenwich Park on tap too, which both make this an idyllic place to live.
Getting around

It’s a 10-minute walk to Greenwich Station, which has rail services to London Bridge and Cannon Street, and DLR services to Canary Wharf and Bank. Or head to Greenwich Pier and travel into central London – or east to the O2 Arena – by Uber Boat.

Schools

The closest primary schools are Morden Mount and James Wolfe and the nearest secondary school is St Ursula’s Convent School for girls. Head up the hill into Blackheath and secondary options include Ofsted ‘Outstanding’ Leigh Academy Blackheath and newly ‘Good’ rated John Roan. Private schools include Blackheath Prep, Pointers and Blackheath High School Juniors and Seniors.
