Description

Stylish and substantial, Grade II listed barn conversion with stunning views.

Description

Cornfield Hall is a substantial, Grade II listed Barn conversion, in a delightful countryside setting, with accommodation primarily over one floor.

This most individual property, which dates back to 1609, has undergone extensive renovation to become a spacious and characterful home with a stylish modern edge. It is well-suited to both families and couples alike. During its conversion the property was stripped back to the original oak frame and sensitively remodelled with modern materials, with none of the usual maintenance-intensive wattle and daub. This gives a perfect combination of old and new, including excellent insulation.

Entering the property via a double height porch into the principal reception room, immediately gives a sense of space, and the style that the current owners have introduced. With exposed limewashed timbers, full height ceiling, and open fireplace, there is considerable character here bathed in fine natural light, along with views out to the impressive gardens.

The kitchen, which is perfect for entertaining, has been updated with bespoke cabinetry, a huge corner fridge and granite worksurfaces, along with the embodiment of country living, an AGA. A stylish yet practical pantry and study area leads directly through into the integral double garage.
A separate snug, which could also be used as a further ground floor bedroom, makes for a fine evening retreat and ideal for use as a library or dining room, with the unique addition of a “secret” door which leads to a hidden walk-in drinks cabinet. The ground floor includes the principal bedroom suite, with two others served by a family bathroom. There is also a very useful separate laundry room. On the first floor, a spacious double bedroom and bathroom suite provides ideal private guest accommodation, although the current owners currently use this as their main bedroom.

“We always wanted to live rurally, and even though we are only 15 mins from the shops and train station at Diss, we have found life here idyllic. Surrounded mostly by wheatfields and woodland, we are blessed with utter peace and an abundance of wildlife, stunning scenery, starry nights and safe bike rides.
As well as the high ceilings, limed beams, and sunny rooms, we have enjoyed the unexpected features, such as the wooden tower (G&T’s in the hot tub as the sun goes down over the wheatfields), the lych-gate, sauna and secret room. Privacy is also important to us, and we seldom see or hear our lovely neighbours, except when we meet for a glass of wine."

Outside
From a quiet lane, Cornfield Hall is approached via a sweeping gravel driveway with off-road parking for several vehicles, as well as a double garage with direct access to the house. The gardens are a most attractive feature and the plot is approaching three quarters of an acre.

The garden was originally designed by a Chelsea flower show winner and as such has been thoughtfully imagined to give character to the outside as well as several areas of interest to enjoy. The sunken rose terrace in particular is a great spot for outdoor entertaining. An oak framed tower, topped with a hot tub, creates a charming vantage point from which to enjoy the sunsets and the surrounding countryside.

In a wooded area of the property can also be found a large cabin, complete with lighting and power, and ideal as a study, workshop or artist’s studio. There is also a generous sauna.

Location

Cornfield Hall is located in unspoilt countryside, to east of the village of Fersfield, with a network of footpaths over the surrounding countryside.

The thriving and well served village of Kenninghall is about four miles distant and provides a shop with post office, bistro, two public houses including the popular Red Lion, doctor’s surgery, primary school and village hall.

The market town of Diss is approximately four miles away, with good shopping facilities and supermarkets, and a mainline rail service to London Liverpool Street with an approximate journey time of just 1 hour and 30 minutes.
