Description

Set in a super plot of just under half an acre, enjoying lovely views and having been restored, renovated and improved to an exacting specification, a gorgeous cottage with excellent outbuildings
Comment from Robert Reed of Gascoigne Halman

At the time of writing (May 2025) there are presently no houses for sale in Tarporley in the price range of £1,000,000 to £1,200,000. By definition this is therefore an exceptionally rare buying opportunity. It is also ideal for the purchaser who wishes to live in an individual house that is located up its own driveway and does not have any immediate neighbours.

This is clearly a house of considerable character and age yet unlike many houses like this era, there is a very high grade modern specification here. The property was acquired by the present owners in 2009 and the house was built back from bare shell to the building regulations of the day in 2010. As a result, the house has hard wood double glazed windows, modern electricals installations, mains wired fire alarms, an electrical car charging point (wired in) and a high standard of installation throughout.

More recent changes include the installation of an external oil boiler and a high pressure mains pressure water tank in the utility room which has a remote Hive thermostat controlled via your phone. All sheds have been individual built to a high standard all with Cheshire slate roofs. They all have power and there are water points alongside the drive, rear of house and behind the top shed.
Internally the house is an outstanding blend of traditional elegance combined with tasteful modern refinements and most crucially of all, a fantastic layout that has been meticulously thought through with family life in mind.

I love the open plan farmhouse kitchen that is the focal point of day to day living. It is well equipped, has ample space for table and chairs and also has the benefit of two doors leading to the rear garden plus of course wonderful views. The Cheshire brick fireplace that houses a wood burning stove is visually attractive in the Spring and Summer and keeps the house beautifully warm in the colder months. The sitting room is just off the kitchen and can be either a play, hobby or sitting room, depending on the needs of the future owner.

As the floorplan demonstrates, there is a little under 2000 square feet of space on offer and each room has its own character and individually. The common theme running through all the rooms is impeccable presentation and on point detail. The house is flexible, adaptable and has a warm and inviting atmosphere.

Externally approached through a gated entrance over York stone setts which lead to a gravel drive bordered with further York stone setts there is a most appealing approach, A tarmac turning area and Oak framed garage provided privacy before you reach the house. The grounds also provide stunning established and mature gardens, fruit trees and almost 700 square feet of outbuildings, comprising double carport, gym / home office, workshop and shed.

This is a gem of a house in Tarporley village, the like of which is so rare. We anticipate significant interest.

Tarporley is one of Cheshire's most highly regarded villages that boasts a diverse selection of amenities including a community centre, tennis courts, convenience stores, fashion boutiques, cafes, restaurants, public houses, doctors' surgery, dentists, three Churches and a very extensive bus route. There is also a golf course and private gymnasium / swimming pool on the edge of the village.

In terms of education, there is a very popular Primary School in the centre of the village that has in recent times been extended and heavily invested into. This in turn feeds into Tarporley High School, which at its last OFSTED report was awarded `Outstanding¿ in all areas. For those seeking Schools in the independent sector, The Grange in Hartford is a little under 20 minutes away and there is also Kings, Queens, and Abbeygate in Chester.

The area as a whole has access to glorious countryside and places of significant interest that include ancient castles, boating facilities on nearby canals and the outstanding Sandstone Ridges of Cheshire. Wonderful walks are provided via the Whitegate Way and Sandstone Trail. Without leaving the village, there is walking distance access to beautiful countryside.

Whilst the area is renowned for its outstanding natural beauty, the house also offers an excellent base for the business traveller. In terms of road links, there are extensive connections to the M56, M6 and M53. The A49, A51 and A55 all link to key areas of commerce and interest.

With regards to railway services, there are stations at nearby Hartford, Cuddington, Delamere, Frodsham, and Chester. All operate on either the Chester to Manchester or Liverpool to London lines.
