Freehold

Description

Beautiful detached and double-fronted five bedroom, three bathroom Victorian house with large garage.

Your new handsome home is over 3000 square feet (this excludes your cellar and attic spaces), and is blessed with wonderful, well-stocked, wide and deep front and rear gardens.

The location is a winner as well! A wide tree-lined residential street, just an eight minute walk from Forest Hill Station and FH's friendly town centre.

Your local well-regarded state schools include Stillness and Horniman primaries. For secondary phase, you have Forest Hill School and Sydenham School. You are also a short drive from the popular private schools in Dulwich, Upper Sydenham and Catford.

A central paved front path leads to your central and original front door. The wisteria-draped front façade impresses from the off, as well as your mature front garden.

Open into your generous hall and to your left is a whopper of a reception room (it's a real heart-smacker, at over 26 feet by over 13 feet). Here you will enjoy coving, ceiling rose and picture rail detail, plus a gorgeous and grand marble fireplace. The beautiful chandelier here stays with the house you will be thrilled to hear. There are two west-facing sashes to the front of the room (onto the front garden), and glazed French doors to the rear of the room (onto the raised paved area of the massive garden).

To your right of the hall is another grand reception - currently a music room/office/library, of 18 feet by over 13 feet. Another fabulous fireplace features. More coving impresses plus ceiling rose, and floors are stripped and painted.

At the end of the hall you have a neat guest/downstairs w.c. then to your right is a third reception - this one is a natural dining room (of over 13 feet by over 12 feet), and has a wood-burning stove and sash window to garden views.

This room is open to the smart kitchen, which has fitted glossy modern units and integrated appliances. Four casement windows set in a pleasing curve deliver more fantastic verdant vistas. A large larder further impresses.

Up the stairs and from the first landing area you have a very big twin-sashed bathroom set to the rear of the house. This has a central bath, independent shower, and a 'secret' sauna.

Next door is your first double bedroom - of over 13 feet by over 12 feet, with another of those fetching fireplaces.

From the landing proper, find two further big double bedrooms to your right. Both are circa 13 feet by 13 feet and with two sash windows, and with a fireplace apiece. This place is bursting with period features!

The principal bedroom is on your left. This has been cleverly designed and sectioned to provide a dressing area (with fitted wardrobes with sliding doors). It also boasts a smart, windowed en suite shower room.

Your second floor hosts another oversized sash-windowed bathroom, with built-in cupboard and yet another welcome fireplace (this could be a sixth bedroom should that suit your needs better), a generous top bedroom (of over 16 feet by over 13 feet) and a huge loft with easy door-access. This is over 14 feet by over 13 feet and is a hoarder's dream!

We must also mention the large garage. This is accessed from the front of the house (with vehicle access) and also by regular door from the paved area of the kitchen; this end is plumbed for your laundry/utility needs. Those who like to host will also enjoy this extra space for party catering.

Where are you? Leafy Forest Hill is a 'best of both worlds' location; green and suburban in feel, while being really well-connected. It has an easy to navigate, buzzy town centre, complete with a large Sainsbury's store and loads of top independent offerings which include a brilliant free range butcher/deli, and plenty of cafes, pubs, restaurants and cute shops. Pantry and St David Coffee Shop (both by the station) are great for coffee. We also like Big Cheeks for authentic Thai food and Bona for wood-fired pizza.

For exercise, choose from multiple gyms and yoga studios (including a gym at the end of the road), as well as Forest Hill Pools, within easy walking distance.

And for dog-walks, Sydenham Woods is one of the best spots in London (a mature oak wood just on the edge of Forest Hill). Plus you have Crystal Palace Park and Peckham Rye Park & Common equidistant, and the wonderful facilities of Beckenham Palace Park are also just a short drive away.

For more options, local towns include Honor Oak, Dulwich, Sydenham, Brockley and Peckham.

Green spaces locally include Horniman Gardens (by the museum), Sydenham Hill Woods, One Tree Hill and Mayow Park. Local nature reserves include Dacres Wood and Devonshire Road.

Forest Hill Station is really close for London-bound trains (go direct to London Bridge in under 20 minutes), and Overgound services to Hoxton, Clapham Junction and Canada Water (for Canary Wharf). There are also plenty of useful bus routes upon the South Circular.
