Endrick Lodge presents a rare opportunity to upgrade a truly spectacular historic home. The house is Category B Listed, and is thought to date back to 1900. It was designed in a late Scots Gothic style with Arts and Crafts character by renowned Glasgow-born architect William Leiper. Leiper’s works can be seen all over Scotland, however the majority of them are in the west, in particular within Helensburgh where he lived. While the house today is in need of improvement, its sale offers an exciting opportunity to upgrade the accommodation for modern family living, or for a commercial venture, subject to the required change-of-use consent.

The property retains an abundance of original character, including fabulous oak wall panelling and parquet flooring, both key features of the central reception hall located in the central tower, which also has a fireplace with carved stone mantelpiece, and a cloakroom with separate WC and an original Milners fitted safe. The principal reception rooms on the ground floor are the drawing room, dining room and billiard room. The drawing room has a large bay window with fitted window seat, and south facing windows over the stunning gardens, and a fireplace set into an arched alcove. The adjacent dining room is naturally bright thanks to its large south facing windows. The billiard room has in recent times been used as a sitting room, but still retains a central light fitting for a billiard table. The room has beautiful oak panelling to three-quarter height, a feature stone arch with the fireplace set behind, and a smoking room to the side with fitted seating. Beyond the dining room, a hallway leads to a pantry followed by the kitchen. The kitchen faces south, with views over the garden. It has an extensive range of wall and floor cabinetry, and a four oven AGA with two hotplate rings. Adjacent to the kitchen is an office, and excellent service rooms also sit off the hallway including a WC, wine cellar, store cupboard and a laundry which leads through to the utility room.

There are six double bedrooms on the first floor, all set off the principal landing and hallway, and each with views over the gardens and grounds that surround the house. The principal bedroom, its dressing room and a bathroom all sit off the north wing corridor, to the left as you reach the landing from the main staircase. Of the other five bedrooms, one also benefits from a dressing room and en suite bathroom. Additional rooms include a further bathroom and a shower room, two WCs, a linen cupboard, and sitting room with large store cupboard which could also be used as another bedroom, if desired.

A secondary staircase off a first floor landing leads both down towards the kitchen, as well as up to the attic level. There are two rooms on this floor. The smaller of the two has a fireplace and was once used to house evacuees during the war. At the far end of the larger room is another fireplace, and a door which opens to a generous storage area within the eaves. A few steps lead to an external door which opens onto the roof terrace from which the views are spectacular.

Gardens and grounds

The gardens and grounds at Endrick Lodge are quite exceptional, and extraordinary for a property located in an urban area. They extend to over two acres in all, with the principal gardens lying to the south of the house. They were clearly meticulously landscaped in the past, with paved pathways to the side, offering lovely walks through the mature grounds. An extensive lawn sits at the heart, divided in two by a stone wall with stone balustrades on top, and a round stone terrace. There is also an orchard, stocked borders, hedges and rose beds. Useful outhouses to the side of the house set around a courtyard include a coal bunker, two stores, two further open stores and a dilapidated greenhouse.

Location

Endrick Lodge sits in a private, residential setting, less than half a mile from Stirling’s King’s Park. Stirling is the historic centre of Scotland, with Stirling Castle, Bannockburn and the Wallace Monument being notable attractions. The nearby King’s Park Conservation Area is characterised by quiet, leafy residential streets of attractive Victorian villas and the beautiful park itself. Stirling Golf Club is also located here.

The town has a good range of independent and high street shops, cafés, restaurants and pubs, together with the superstores on the edge of town. There are a range of private schools nearby, including Dollar Academy (13.5 miles), Fairview International School in Bridge of Allan (4.5 miles), as well as Craigclowan and Strathallan Schools in the Perth area. Stirling University is also in Bridge of Allan.

Stirling is well placed for road, rail and bus connections to all the major towns in Scotland. Stirling’s railway station is about 1.5 miles from the property. The M9 and M80 motorways give quick access to Edinburgh and Glasgow. Edinburgh Airport is about 30 miles, and Glasgow Airport about 34.5 miles. The A84 from Stirling is a main route into the highlands and Loch Lomond and The Trossachs National Park. There are opportunities for many outdoor activities including climbing, hill walking, water sports, fishing, shooting and stalking. Gleneagles Hotel, with its leisure club and golf courses, is only 20 miles to the north.
