The Property
The Grange is a beautifully proportioned, Grade II listed Queen Anne country house. It is unusual as houses like this rarely feature on the open market across the South Downs National Park. According to its listing it is believed to have been built in the late 17th and early 18th Centuries. Much of the original house has been thoughtfully preserved despite its adaption to modern living.
The property is approached through an in and out driveway which leads to a very distinct front door. There is a separate driveway to the side of the property with additional parking, a double garage and a pedestrian gate.
The interior comprises a sizeable drawing room that links with the kitchen via a south facing conservatory, a large dining room and sitting room each with fine doors, windows and fireplaces. The main reception rooms are generous in size with large windows allowing for an abundance of natural light. The kitchen is well equipped linking with an adjoining utility and back door. A study is usefully situated up a small staircase off the dining room, thus discreetly tucked away.
The extensive cellar is accessed from the kitchen and benefits from light wells around the house. A large boiler room at the other end of the house completes the ground floor.
On the first floor, in addition to a delightful, dual aspect main bedroom with bathroom ensuite and separate dressing room, there are a further two double bedrooms, one with an ensuite bathroom and a family bathroom. On the second floor there are two double bedrooms, a single bedroom and a family bathroom.
Gardens and Grounds
Beautifully presented formal gardens surround the house with well stocked beds, an interesting variety of mature shrubs and trees and a walled rose garden. A large percentage of the garden is laid to lawn.
Bordering the River Rother the lower garden contains mature trees, a pond and many spring flowers.
The swimming pool and pool house are discreetly situated behind beautifully maintained hedging.
The Location
Fittleworth is a popular village located within the beautiful South Downs National Park. There is an excellent school, a well renowned pub, an ancient church, and the community owned Fittleworth Stores and café.
The towns of Petworth and Pulborough are close by and provide for most everyday needs, whilst Guildford in Surrey and the Cathedral city of Chichester, both with renowned Theatres, are within easy reach and have more extensive shopping and leisure facilities. The A3 provides fast access to London, the motorway network, Gatwick and Heathrow airports, whilst the mainline stations at Pulborough and Haslemere provide a fast service to London Victoria/London Bridge and London Waterloo respectively.
The surrounding area has much to offer with Polo at Cowdray Park, horse racing at Goodwood and Fontwell, golf at The West Sussex Golf Club, Cowdray Park, Goodwood and Liphook, motor racing at the Goodwood circuit and sailing out of Chichester Harbour and other centres along the South Coast.
