Description

This remarkable four-bedroom house commands a rare beach-side position in Lancing, West Sussex. Designed by the architect, it is an immersive coastal retreat with bold, clean lines, geometric clarity and expansive glazing. It spans over 2,929 sq ft across four levels, culminating in a rooftop terrace with sweeping sea views that stretch towards the chalky Seven Sisters cliffs and towards the undulating South Downs. Floor-to-ceiling glazing blurs the limits between the inside and out, creating the illusion of floating above the sea.

The Architect

Charlotte Larco is a London-based designer specialising in contemporary and sustainable residential architecture. Educated in Lima and Madrid, began her UK practice with Granit Chartered Architects and the Frederick Gibberd Partnership before founding her own studio in 2007. Charlotte's first project, the NO-house in Tufnell Park has been widely featured in the press, including in the Architects' Journal and on 4Homes on Channel 4. Larco’s work is defined by an elegant balance of clean lines, contextual sensitivity and spatial clarity - qualities that lie at the crux of Beach House.

The Tour

Viewed from the beach, the striking building makes a bold architectural statement. Standing apart from other buildings (its only neighbour the

adjacent sailing club) it contrasts elegantly with the surrounding coastal vernacular.

Clad in crisp white render and extensive glazing, its geometric form is both sculptural and purposeful.

Access to Beach House is in on the lower-ground floor, via a front door or the garage. Both lead to a staircase connecting all areas of the home.

On the first floor, a large open-plan living space unfolds across the full width of the house. Pale floorboards, white walls and full-height glazing create a luminous, gallery-like quality, with panoramic views that pull the sea into the space. The layout is intuitively zoned into kitchen, dining and sitting areas, all arranged to maximise connection to the landscape

beyond.

The kitchen is sleek and minimal, with bespoke white cabinetry, a generous island and integrated appliances. The tap is cleverly recessed into the island, allowing lines of sight to remain clean and uninterrupted. There’s plenty of room here for a large dining table, and the adjacent living space invites relaxed conversation or quiet reflection by the sea.

Tucked away behind the living room is an office space, also overlooking the sea and with abundant built-in storage. Floor-to-ceiling glazing envelops the space, with sliding doors on one side opening to a large terrace - ideal for morning coffee or watching the tide shift.

The plan continues to the ground floor below, with four peaceful bedrooms, all minimally decorated and with built-in storage and sea views. There are two larger bedrooms sitting at opposite ends on this level, both with well-appointed en suite shower rooms. There is also a shared bathroom with bathtub lined with ceramic tiles.

On the lower-ground level, a spacious garage and boat store, utility room and a versatile playroom provide additional flexibility for family life or guest accommodation.

Outdoor Space

The panoramic roof terrace is where the house’s prime beachfront position truly comes into its own. Occupying the entire second floor, the sauna, hot tub, and solarium offer the perfect space to disconnect and unwind in complete privacy.

In addition to the indoor garage and boat store on the lower-ground level, there are two covered parking spaces outside.

The Area

Positioned between Lancing and Shoreham-by-Sea, The Beach House enjoys a rare balance of seclusion and connectivity, with sweeping sea views on one side and vibrant coastal communities on the other. The house is set directly on the South Coast Cycle Route, offering uninterrupted rides along the promenade and easy access to both neighbouring towns.

Lancing is home to a growing number of independent spots. Just steps from the house, Perch on Lancing Beach is a beloved local café-restaurant offering everything from brunch to cocktails, with sea views and plenty of vegetarian and vegan options.

Lancing Beach itself is one of the UK’s premier spots for kitesurfing, attracting enthusiasts from across the country. The thriving local scene is supported by several well-regarded schools, offering lessons and equipment hire for beginners and experienced riders alike. Its reliable wind conditions, shallow waters and open stretch of coastline make it ideal for the sport year-round. Lancing Sailing Club, located moments from the house, offers watersports facilities and a welcoming community for sailors of all levels.

At the entrance of the South Downs National Park lies Lancing College, a prestigious boarding and day school founded in 1848. The college is renowned not only for its academic heritage but also for its extraordinary Gothic Revival chapel, visible from miles around and one of the most iconic landmarks on the South Coast.

Lancing is also home to Brighton & Hove Albion’s state-of-the-art training complex, one of the most advanced in the Premier League, further cementing the area’s growing national profile.

Shoreham-by-Sea to the east of the property is a thriving harbour town with a strong creative spirit. Its historic high street is lined with independent shops, galleries, and eateries. Popular spots include Tomfoolery Coffee Company, La Patisserie, and Ginger & Dobbs, a beautifully curated deli and café. The Ropetackle Arts Centre is a community-run venue with a lively programme of music, theatre, comedy, and film, while the riverside boardwalk and footbridge provide idyllic walking routes through town.

The surrounding coast is ideal for year-round outdoor life. At high tide, the sea is perfect for swimming; at low tide, vast stretches of sand emerge - ideal for paddleboarding, birdwatching, and exploring tidal pools.

Lancing Station is a 15-minute walk from the house, with direct trains to Brighton in around 20 minutes and London Victoria in approximately 81 minutes. Gatwick Airport is easily reached by car in about 40 minutes, making this an exceptionally well-connected stretch of the Sussex coast.
