This property has been our happy place and home for 6 years and we could not wish for a better location in Solihull.

Relocating to Solihull with work, and having a young child, our aim was to find an apartment that was  in a safe area with gated access, was spacious and had 2 bedrooms including ensuite, family bathroom, large lounge dining room and breakfast kitchen plus garage and parking. We also wanted a top floor apartment for a better outlook and not having people above. We also wished to be close to all amenities (shops, mall, cinema, parks, schools, hospital etc.)

We have very friendly and polite neighbours, beautiful gated community where the gardens are cared for. The apartment has large windows and a south facing living room (benefitting from very bright interior) with beautiful views that we immediately fell in love with!

There is an area for washing your car, with mains sockets available to use, and the grounds are large and very well maintained, with benches for residents to use and enjoy during sunny days.

Although the apartment is Leasehold with 978 years unexpired each tenant owns a share in the Alderham Close Freehold Company Limited so benefits from no ground rent. Queens Court also has its own Management Company which provides for a better service at significantly lower cost when compared to employing an external Management Company.

The apartment is walking distance to all amenities including Touchwood Shopping Centre, Solihull Railway Station, Malvern/Brueton Park, bus services, and very close to junction 5 M42 (2 minutes drive), Resorts World - Birmingham and Birmingham International Airport/Railway Station (10 minutes drive).

It is a very warm apartment as it benefits from double glazing, cavity wall insulation and the highest recommended levels for loft insulation. The whole apartment was remodelled a few years ago by previous owner including modern new kitchen, new bathrooms, new doors, and new double glazing. We have recently repainted and refitted brand new high-quality carpet and insulating underlay. We also fitted energy saving LEDs, smart plugs (controlled via smart phone) and smart fire alarm (receive notification of fire on the smart phone) which can remain in the property. We recently purchased new high-quality leather sofa and sofa chairs which can remain in the property, as well as the wall fitted smart Frame TV.

The communal areas (landing and stairs) have thick pile carpet that provides a touch of luxury. This area was refurbished recently; a new fire alarm system was installed last year, as well as new fast fibre optic internet connectivity to each apartment.

You may ask why we are moving. Although this apartment has been our happy place for 6 years and we have made beautiful memories here, we decided to move in a different area purely to be in the catchment for the Alderbrook Secondary School that my son wants to go to.
