Description

Requiring complete refurbishment, this chain-free, spacious two bedroom end terrace house awaits its transformation from overlooked to unforgettable. An ideal purchase for a renovator or investor, it oozes potential. Set back from Main Street in a quiet residential road in Grove, the house features an open plan living and dining area with kitchen on the ground floor, whilst upstairs there are two good sized bedrooms and the family bathroom.

Exterior

This well-proportioned home is tucked away in a quiet corner at the end of the row. To the front you have a good-sized garden with Letcombe Brook running along the boundary. To the side you have gated access to the rear garden which is enclosed on all sides.

The garage is situated in a nearby block and has an up-and-over door and space for bikes, garden tools and all those extra bits and bobs.

Ground Floor

Entrance

Step into the hallway and there’s plenty of room to hang coats and store shoes and boots. From here you enter the living and dining area, which is neatly bisected by open plan stairs.

Sitting room

Looking out to the front, the large west-facing window ensures this will be a lovely light room once the work is completed.

There’s already a hearth and flue to the chimney, so potential to reconnect to a woodburner or gas fire. There are built-in cupboards below the staircase providing ample storage, and a single radiator.

Dining/family room

This reception room could be put to multiple uses such as a family or dining room. Accessed from both the living area and kitchen, this useful reception room has a practical layout with access to the garden through the french windows. There’s also a double radiator and shelving.

Kitchen/diner

The light and spacious kitchen is served by one window facing north and two facing east, so you can expect plenty of morning sunshine to start the day. The back door leads straight out onto the patio area and garden.

The kitchen units have definitely been well-loved over the years so whilst they’re ready for an update, they’re still in good enough shape to keep things ticking along until it’s time for a new kitchen. There’s currently space allocated for a dishwasher and/or washer dryer, but a total revamp could allow plenty of room for a table too.

First Floor

Front bedroom

A roomy double bedroom, it catches the evening light from a large west-facing window, and features a double wardrobe and a radiator.

Bedroom 2

Overlooking the rear patio, this double bedroom has a radiator and built-in wardrobe, with space for a chest of drawers as well as bedside cabinets.

Family bathroom

This bright, practical family bathroom is finished with classic white tiles and features a full-sized bath with an adjustable thermostatic shower bar and handset. There’s a close-coupled loo and the basin is positioned below a mirrored cabinet, for handy storage. The gas-fired boiler is situated between the cabinet and the obscured glass window.

Outside

The main garden enjoys an ideal east–west orientation, offering sunlight in both the morning and evening. Fully enclosed and generously sized, it has a paved area, planting space for greenery and a selection of trees and shrubs that will attract garden birds and wildlife. A convenient side gate provides easy access to the road.

The garage, featuring an up-and-over door, is located in an adjacent block and there’s on-road parking available.

Situation

Kingfishers is situated on a quiet residential street in Grove which is the largest village in the Vale of White Horse, and dates back to 1142. Having grown from a small hamlet, the village’s housing has been planned for safe and easy access to the schools with the minimum of roads to be crossed.

Grove is still wonderfully self-sufficient. Millbrook Square offers a selection of shops providing everything from a supermarket to a pharmacy, dry cleaners, DIY store, bakery, off licence, fish & chips and more. All are located just under half a mile away, roughly a 7-minute walk or a 2-minute drive. Close by are the Library and Old Mill Hall.

There are a couple of attractive pubs, with more in the surrounding villages. Grove also has rugby, cricket, football and badminton clubs, as well as a gym, in addition to the facilities in the local town of Wantage.

For walkers the nearby ancient Ridgeway is a must, and you’re close to the North Wessex Downs AONB (Area of Outstanding Natural Beauty).

Letcombe Brook, a rare chalk stream, flows through the village.
