It is located in the county of Staffordshire and serves a wide range of local towns and villages. The garden centre benefits from an affluent local demographic and is just 4 miles from the town of Cannock.

Pillaton Garden Centre has undergone extensive renovation and now offers a range of high quality retail and Tea Room buildings as well as a large covered plant and external sales area which links the main retail building and Tea Room providing a charming external sales area with an enclosed courtyard feel. In addition to this there is a first floor office with kitchen, wc and store room.
The Oak Barn Tea Room offers high quality dining in beautiful buildings with around 100 internal covers and a large outside dining area that currently has around 80 covers but could have many more. The outside space could also be utilised for private functions and events.
The garden centre is also well known for its home grown bedding plants and shrubs which are produced in the wide range of poly tunnels. A number of the tunnels are heated by a recently installed ground source heat pump which in addition to significantly reducing energy costs also provides income in the form of the Renewable heat incentive grant.
The owners have planning permission for further poly tunnels in the field to the east of the existing Poly tunnels which may offer the opportunity for new owners to expand the retail area and external plant sales area into some of the land currently occupied by the existing polytunnels.
A combined rental income of £19,455 is received from two concessions; a clothing concession in the main retail area which trades under the name JoJo and a kitchen company Coton Interiors who have a separate building at the end of the retail building.

The Opportunity

Pillaton Garden Centre has been thoughtfully upgraded and renovated and offers customers a unique retail experience.
The site offers huge opportunity for new owners to increase sales and drive the business forward, in particular the garden centre and plant sales aspect of the business has significant scope. There is also scope to add additional revenue streams through renting space to other complementary concessions.
The restaurant sales have grown by around 10% in the last financial year which has helped drive the adjusted net profit to over £230,000 for the year ending 2024. There is scope to increase the outside seating to grow this income further.
