Description

A generously proportioned and extended family home in a charming and well-connected Wiltshire village, with extensive gardens including tennis courts and a swimming pool.

Description

The Paddocks is a large family home on a sizeable plot close to the centre of Lydiard Millicent, in an excellent position for commuting into Swindon or via the M4. The attractive stone house has been extended over the years and now offers more than 5000 sq ft of accommodation over three floors, with sizeable areas for entertaining, family life and storage. The main living space is perfect for entertaining, with three reception rooms around a central hallway: a 37ft triple aspect sitting room, a formal dining room, and a snug/study, with the adjoining kitchen well designed for family meals and informal occasions. There is also a conservatory, currently used as a gym, and a fabulous snooker room with its own bar. Additional accommodation includes a utility room, boot room, log store and cloakroom with WC.

The first floor has six double bedrooms, all of which are generously proportioned with built-in storage and views over the village and the house’s own attractive gardens. There are also two bath and shower rooms. On the second floor there is a large loft area which is ideal for storage.

Outside
Though close to the heart of the village, the house has a very private setting behind high hedges, which conceal the house from the road. A private driveway leads to a courtyard area where there are three stables, a garage and a double car port, with extensive parking for a good number of cars. To the rear of the house, a generous terrace is well designed for entertaining and leads to the landscaped gardens, which are zoned into different areas: expansive lawns, a walled garden around the swimming pool, an astroturf tennis court and an orchard. The gardens are planted with a wide selection of trees, ornamental hedging and floral borders, and to the front of the house there is a lovely formal garden with a south-facing lawn and a gravel terrace.

Location

Lydiard Millicent has an active community which supports a public house, village hall and a primary school as well as the 14th-century church. Everyday shopping needs are available at either Wootton Bassett, about three miles distant, or the larger centre of Swindon which provides extensive shopping and recreational facilities.

Communications are excellent with Junction 16 of the M4 about four miles away. There is also a fast Intercity rail service from Swindon station, about six miles, to London Paddington taking approximately 60 minutes.

Leisure and sporting facilities in the area include sailing at the Cotswold Water Park, golf at the Wiltshire Golf and Country Club, walking on the Marlborough Downs and many indoor sports at the Oasis Leisure Centre. Schooling in the area is excellent with a selection of both public and private schools including St Mary’s Calne, Marlborough College, Prior Park at Cricklade and Pinewood at Shrivenham.
