Description

Church Road is the most westerly road in Westoning and backs onto open countryside to the north. As Manor Farm Barns are at the end of Church Road, there is no through traffic and you have immediate access onto the John Bunyan Trail, which offers 86 miles of walks through the quiet leafy recesses of Bedfordshire.

Converted in 2015, this home consists of two barns which have been connected where the original entrance to the farmyard once was. This new space is a welcoming and generous entrance hall which offers plenty of room to prepare little ones to leave the house, as well as storage and a WC. French doors invite you out to the courtyard garden which, being south-facing, is a suntrap.

You step out onto a patio where the owners have installed a covered pergola as respite from the summer sun. The rest of the garden is laid to lawn making it easy to maintain. As the home is L-shaped, both main living areas are also accessible from the garden via French doors.

Historically an egg-packing station, the kitchen/dining room is located in a single storey barn. The kitchen has been designed sympathetically to the location and has shaker-style units with granite worktops. Pride of place is a Rangemaster which, even though the home is powered by an oil boiler, has gas hobs fuelled by a standalone gas bottle. A peninsula with seating for four separates the kitchen from the dining space which itself can comfortably accommodate an eight-seater dining table.

The living room is extremely generous making it a dream for anyone who is downsizing from a larger home. There is the option to install a further dining table and have a dedicated seating area surrounding the log burner (which tastefully sits in front of the barn's original exposed walls). Further doors lead on to another section of garden which benefits from the afternoon sun. It is permitted to install an appropriately matching picket fence to enclose this space should you wish.

Lastly, downstairs is either a fourth bedroom or a further reception room. Cleverly built-in storage to offer both wardrobe space and a desk has been installed so the room can be multi-purpose. The ensuite with double shower means it can make a comfortable main bedroom if accessibility is a future concern, or as a dedicated guest room.

Upstairs each bedroom offers a different view of the surrounding countryside. The third bedroom is a double and has addictive views over the neighbouring equestrian facility, whilst the second has views over countryside toward the River Flit. These two bedrooms are served by the family bathroom which has both a double shower cubicle and bath. The ensuite to the main bedroom means there are three double showers in total.

The main bedroom is the icing on the cake of this wonderful home. At over 25 ft. in length, it feels more like a suite and offers a truly private space. Again, the views are spectacular and due to the size you could install a seating area as well as a large bed. A great feature of this room is that it stays cool being west-facing as it is sheltered from the daytime sun.

Parking is not in short supply either. There are two side-by-side parking spaces by the front door which make bringing shopping into the home a breeze. There is also a traditional cart lodge which offers two further side-by-side spaces. We have been informed it would be possible to install garage doors if you required secure parking, providing they were in keeping with development. There is also two visitor parking spaces to share with the neighbouring barn. Lastly, there is a secure store room within the cart lodge which is ideal for storing logs, garden equipment or motoring accessories.

There is a residents-run management company which arranges the monthly upkeep of shrubbery, the sewage tank being emptied and the annual sewerage pump service. Currently each barn contributes £62.50 per month to this fund.
