Description

NO CHAIN - FAR REACHING VIEWS - This split level five bedroom house has been re-designed and modernised to ensure the stunning views benefit the principal rooms. The house is light, the spacious accommodation is versatile and well planned to suit modern day living and entertainment, including the well designed gardens. In an area of outstanding natural beauty there are many public footpaths close by and yet is only a five minute drive to a main line station.

Ground Floor: On entering the house, there is a porch with wood panelling and built-in settle, an ideal area for coats and shoes. Amtico flooring is in the hallway and through to the ground floor bedroom and into the kitchen living room (this area has wet underfloor heating). On this level is a large double bedroom which benefits from the views. A fully tiled shower room with Metki shower unit, enables visitors to be away from the main family bedrooms. The kitchen is really show stopping with a great deal of thought having gone into the design of the extension. On entering, there is storage cupboard and space and plumbing for a large American-style fridge/freezer. An island, with space for three bar stools on one side and storage and working area on the other side, directly opposite the space for a Range Master stove with the sink unit to the right with extensive floor and wall cupboards, a perfect working triangle. Double doors lead out from this area to the rear garden but also directly onto a raised terrace, clad in clematis and ideal to sit for morning coffee enjoying the view. The other end of the kitchen is used as a dining room and then there is a sofa area. A large lantern allows plenty of light into the room and on the far wall is bi-fold doors opening onto a patio forming part of the Oriental garden, a sun trap surrounded by exotic flowering shrubs. A Double oak door lead into the Double Garage which has electric doors.

On the lower ground floor there is the sitting room which has a central open fireplace with constituted Lime Stone surround. The study is next with a door opening into the garden and both rooms enjoy the views. On the first floor is the main bedroom which fits a super king bed and has lovely views. There is an en suite shower room which has a quality suite and a walk in wardrobe. If a dressing room was preferred, the smaller of the bedrooms adjoining could be converted. Currently it is used as a guest bedroom. On the second floor are two double bedrooms, one enjoying the outstanding views with a range of built-in wardrobes. The family bathroom has two basins set into a vanity unit and a 'P' shaped bath with quality Matki shower over and w.c.

Services: Mains Gas, water and drainage. Tax Band F.

Outside: The driveway provides parking for three cars with an electric car charging point and access to the Double Garage with an electric door. Behind an evergreen hedge is an area of garden which could be included into the driveway, if more parking was required. The garden to the rear has been landscaped and forms 'rooms'. Abutting the rear of the house is a level area of lawn with mature flower shrubs and a lovely circular Gazebo made of solid wood with a cedar tile roof. Made by Crown Pavilions (available under separate negotiations). There are three pathways to other areas of the garden. The next level is a rockery with a hedge dividing it from the next lower level which is a vegetable garden. This is a sun trap with a garden shed, vegetable beds with sleeper surrounds and compost area. The garden off the kitchen which is at the front of the house, is South facing and planted with mainly exotic plants and flowering shrubs. A porcelain patio abuts the back of the house with the bi-fold doors, making a lovely entertaining area. Slightly raised to one side is a level wood chipped area (this is the part of the garden that could be included as additional parking, if desired.)

Burwash Common is a small hamlet with a village shop and cafe, church, cricket club and community hall in which there are many events. There is a local pub and a community field with a running/walking track around it and children's playground. Stonegate Station is just down the road about a five minute drive with services in just over an hour to London Bridge, Charing Cross and Cannon Street. Heathfield market town is about a 8 minute drive and the town has a good range of local shops, facilities, schooling and amenities.

Directions: Heading towards Burwash from Heathfield, on reaching Burwash Common there is a village shop/cafe on the left and a turning to Stonegate Station. Opposite is Vicarage Road on the right hand side. Go along the lane, keeping left at the tree in the middle of the road, through the pinch point and the property will be found on the left hand side.
