Description

DESCRIPTION

Situated in this extremely popular Cambridgeshire village, this modern three bedroom semi detached home was constructed approximately  13 years ago and is now offered for sale in excellent order throughout. The property benefits from a contemporary style, newly fitted Wren shaker style kitchen/breakfast room, separate utility area and cloakroom, a good size living room and two generous double and one small double size bedrooms. Unusually for such a modern property there is a good amount of storage in most rooms. In addition there is an enclosed rear garden and a garage with  parking. Viewing of this property is highly recommended to fully appreciate all that it and the village of Isleham has to offer.

On entering the property you are greeted with a spacious hall with essential space for shoes, coats etc.

Door leading through to the living room, with hardwearing laminate wood style flooring throughout and window to front aspect. Useful deep built in understairs storage cupboard. Lots of space here for the family to gather a light bright and welcoming room. Door leading through to the kitchen.

This kitchen is not only generous in space but is extremely well designed. Having recently been fitted with a shaker style wren kitchen with bamboo worktops over. It provides an integrated dishwasher, butler style sink, wine fridge  and a full range of wall and base level units, currently has a cream range style cooker with extractor hood over, tiled flooring. Lots of space for a family dining table opening to the Utility Area and Cloakroom.

The Utility Area provides plumbing and space for a washing machine and a wall unit houses the gas fired combination central heating boiler. Door to the Cloakroom with low level wc, white pedestal wash hand basin with vanity unit, and tiled flooring.

Rising to the first floor the landing has two storage cupboards, a small one over the stairwell and one being a full length “airing” cupboard. There is also access into the insulated loft space via a pull down ladder.

Bedroom One is a generous double with built in wardrobe with mirrored sliding doors, aspect is to the front of the property. It has an Ensuite Shower Room
With white sanitary wear and double shower cubicle, partly tiled walls, shaver point, stylish tiled floor.

Bedroom Two is again a generous double with space for a fitted wardrobe and cabinets, the aspect is to the rear over the garden.

Bedroom Three is currently used as an office, with desk and cabinets on three sides. This could well accommodate a small double. The aspect here is also over the rear garden

Family Bathroom
With a white panelled bath with shower and screen, white sanitaryware with sink, shaver point and vanity unit, partly tiled walls. Contemporary tiled flooring to match the en-suite in Bedroom One.

OUTSIDE

As previously mentioned the property is conveniently situated in a quiet area of this popular village. The approach is a small pathway and lawned and landscaped frontage. To the rear of the property there is a garden enclosed with a brick wall. It has been landscaped to include a patio and pergola with lighting and an outside tap. There is also a lawned area and a pathway with lockable gate which leads to the rear access onto the driveway, and garage which provides one parking space in-front and has power and light.

Agents Note
Also to the rear of the property there is an attractive lawned communal area, for which there is a small management charge which is approximately £280.00 per year.

Get your house valued by 3 different agents before you put it on the market

Don't pick the agent that values it the highest, without evidence of other properties sold in the same area

It's always best to put your house on the market before you find a property

The estate agent acts for the seller and is there to get the seller the best price possible

Understand the length of time it can take - 14 weeks from when you accept an offer, or have an offer accepted to move in! A long time!

It can get stressful, but speak to your agent and your solicitor and they will put you in the picture

Be nice to estate agents - we're pretty nice people, offer some great advice and will help to get you moved ;-)
