Description

Built in 2017 by a local reputable builder, Lyndum is an attractive brick and timber clad modern house under a pitch tiled roof sitting in approximately 0.2 acre in a quiet position with spectacular views. The accommodation is over two floors and has been built to a high specification with stone floors throughout the ground floor. The large kitchen/family room has bi-fold doors on two sides, and is well fitted with a central island, stone worktops, a Rangemaster cooker with induction hob and stainless steel extractor fan, a Neff built in fridge freezer and dishwasher. The sitting room is well proportioned with French windows onto the rear garden and has a Stovax wood burning stove. There is underfloor heating throughout the ground floor with heating via an air source heat pump together with a direct pressure plumbing system. On the first floor level there are four double bedrooms, two with ensuite shower rooms and an additional family bathroom. High quality fittings have been used throughout; all the rooms have good ceiling heights, and the accommodation is light and airy. In addition, there is a useful insulated office over the garage.

The property is approached off the lane onto a short tarmac area with five-bar timber gates leading to a gravelled drive with access to a brick and timber clad double garage. This has light and power with a door at the rear through to the garden. Behind the garage, timber external steps lead to the fully insulated office above with electric heating. Lavender beds flank the front façade whilst the majority of the garden is to the rear. There is stone paving along the length of the rear facade with steps to the rear garden, which is principally to lawn flanked on both sides by indigenous
hedging with a timber greenhouse and summerhouse. Behind the garage is an additional store and a woodstore and Mitsubishi air source heat pump located near the back door.
