Mulberry Cottage is a rare gem. Appearing for the first time in 28 years the house was bought by the owners for the idyllic location, picturesque views, lawned gardens, an adjacent, fenced paddock with land totalling 2 acres.

The cottage and gardens enjoy sun all day long. With a series of outbuildings, including a large garage, work shop area, ideal for storage and an old stable/barn that if taken apart and rebuilt using the original stones and adding lots of glass would make a perfect Annexe.

Parts of the house date back 400 years ago and were built of stone. Thankfully it is not listed and was extended in the 80's to add a large 26 ft or 8.03 m sunny sitting room, main bedroom and shower room to suit our modern day needs.

I particularly like the hallway with flagstone flooring and stone walls on display. The large inglenook fireplace in the dining room is a show stopper, as is the original entrance porch with period doors, a really pretty space at the front of the house.

The more recent entrance is handy and located by the large driveway and leads into the kitchen and utility area. Down the hallway is the snug, used most often in winter, a room to reflect or read quietly!

Onto the grand sitting room with a modern LPG gas stove, two sets of glass doors leading out into the magnificent lawned garden and patio area makes a great entertaining space.There is a formal dining table here too. This room enjoys afternoon and evening sun and fine views.

On the first floor you have 4 bedrooms and the main double bedroom enjoys lovely views and has an ensuite shower room. Bedroom 2 is very pretty and has adorable views, as do bedrooms 3 & 4. There is a large family bathroom with relaxing bath tub.

The house ticks all the boxes for people who want to be close to a small town, (Bromyard is a mile away) but wish to escape home and enjoy their gardens around them and peace. The old stables would be ripe for converting into an Annexe, (subject to planning) if you so wished.

The cottage is accessed via a small track where you will find a large driveway and garage with various sections of workshops. The house is welcoming, with stone floors and a useful utility area to put shoes and coats, then on to the kitchen, dining area and snug and then into the 26ft sitting room. (The stairs being original are steep, so if steep stairs are beyond you please don't view.)

The house has been kept in an immaculate condition throughout but you may wish to update the bathrooms and kitchen to give it a more modern twist if you wish to but you will go far to find such an immaculately kept home.

Heating is via an oil tank hidden away nicely behind the stable, usually filled every year. (The Esse range in the kitchen heats the hot water and are considered to be some of the most highly regarded heating products in the industry).

To keep the grounds as beautiful as they are there is a sit on mower you could buy. Don't get too excited! Form a queue...

As with all semi rural homes there is a septic tank, emptied once a year and has always worked efficiently.

The lawned garden is beautiful and the owners planted all the trees 28 years ago.Testament to their good taste that all those years later it looks so perfect. There is a useful greenhouse, pretty flower beds with mature plants and of course the fenced paddock just below the garden, ideal for anyone who needs a home for their horse or pony or guards their privacy.

There is a large garage/workshop with 3 different chambers to it and the old stables to the side of the house which would make a wonderful Annexe.

Located in the picturesque county of Herefordshire, Bromyard is a market town and one I am extremely fond of having lived there for 3 years. It is reminiscent of how most towns were in the 50's and 60's and has a range of independent retailers. There are many small craft businesses both in the town and surrounding villages, woodworking, blacksmithing, ceramics and fine art.

Its name derives from the Old English, 'an enclosure or fenced with Broom or Gorse". It enjoys its own theatre, has many cafes, pubs include the Rose & Lion, affectionately known as The Rosie, The Queens Arms, The Kings Arms, The Inn at Bromyard.

Bromyard is famous for hop production, apples and pears and Herefordshire's award winning Wye Valley Brewery is on the road between Bromyard and Hereford and is home to several micro breweries, cider, Perry and juice producers.

Bromyard enjoys many activities throughout the year with VE Day celebrations this year, Party in the Park, Round the Downs race for runners on the 29 June, a Scarecrow Festival, 13-15 June, Nozstock a popular annual music festival is celebrating on the 19th July, The Speed Festival, 26-27 July, Bromyard Art Walk, 23-31 August, ten days of art by local artists displayed in shop windows and the towns 3 galleries, The Folk Festival, 11-14 September and 'switch on" of the Christmas lights and a Christmas Tree Festival, 5-7 December. So lots for all the family to get involved in and enjoy.

Legges of Bromyard are a fantastic renowned butchers, deli and pie shop and are synonymous with quality and fresh produce. Lamings Bakery was established in 1959 and is run by Andrew & Richard Laming. I enjoy their iced buns, doughnuts, bread and well everything they sell! Reminds me of my childhood, the excitement of waiting by mum to get an iced bun on a Saturday morning. Unchanged and perfect, just as they are.

Bromyard has everything you could wish for, a dentist, doctors surgery and local hospital, veterinary practices, a library, leisure centre and public hall, bus and taxi services, a petrol station that sells the great Cook range, garages to mend your car.

There are a number of manufacturing companies on the towns industrial estate, including Polytec Holden, Hydrologic and one that sells and services wood burning stoves, Rayburns and Agas. So set your children to work to learn about life in their holidays!
