Description
Description
Barley Hill is an impressive, and much cherished, family home set in just over 6 acres of Cotswolds countryside, with sweeping views over its own parkland. Originally built in the 1920s, it has been extensively remodelled and extended into a striking manorial-style residence of over 9000sq ft. Its elevated position and Jacobean-inspired façade, added in 2012, lends the home both grandeur and character. The house features generous living spaces ideal for family life and entertaining, with 7 bedrooms and potential for staff or ancillary accommodation.
The formal entrance hall combines traditional detailing with modern touches, including limestone flooring, hand-carved stonework, and a grand oak staircase. The main, more formal reception rooms - morning room, drawing room and study enjoy countryside views and benefit from underfloor heating.
At the heart of the home is a family room with oak floors, underfloor heating and stone fireplace, leading to a dining room and stunning, bespoke kitchen/breakfast room with quartz topped island, underfloor heating and integrated appliances. Both the dining room and kitchen have doors to the south-west facing terraces and gardens beyond, ideal for al fresco dining and entertaining. Beyond the kitchen is a conservatory with terrace access and practical rooms including pantry, boot room, dog room, and cloakroom. A leisure wing features a full bar, cinema room, separate gym/yoga studio and shower room.
On the first floor, the triple aspect principal suite enjoys peace and views, with a large dressing room with bespoke cabinetry, and luxurious bathroom with underfloor heating. Two further guest suites, additional double bedrooms and a teenager’s suite (also suitable as a nanny flat) and a laundry room are spread across two floors.
Gardens and Outbuildings
Approached up a private shared drive, the property is accessed through electric wrought iron gates to gravel parking. The parkland style grounds extend to the front and side, (to the east and south) of the property, with pasture, sloping away to a small spinney and streams marking the boundary. About an acre of formal gardens, include south west facing terraces and covered loggia, rose gardens and fruit trees. There is current planning permission for an outdoor pool, just beyond the current terrace area. (West Oxford District Council 25/00097/HHD).
Outbuildings include a triple-bay open garage with room above and a three bay oak framed garage with office studio above.
Agents notes - Barley Hill has right of access over the private shared drive and shared responsibility for its upkeep.
