Description
This attractive detached property, located just a “stone’s throw” from the beach and village amenities, enjoys an elevated position that affords truly exceptional, panoramic views that must be seen to be fully appreciated. The outlook from the principal living areas, balcony, and three of the spacious bedrooms is, in our opinion, among the finest in St Mawes. These sweeping vistas take in the harbour and quay, boat moorings, and the partly wooded National Trust St Anthony Headland. On clear days, the outlook extends to the English Channel and the Manacles on the Lizard Peninsula. The bay and harbour remain lively throughout the year, with sailing activity and regattas frequently providing a dynamic and ever-changing seascape.

The property offers generous and versatile accommodation arranged as a substantial four-bedroom home, ideally suited to both family living and hosting guests. While perfectly comfortable as it stands, there is clear scope for selective updating, presenting an excellent opportunity to enhance both style and functionality while capitalising on the property’s inherent character and remarkable setting.

Set within a generous plot of approximately 0.12 acres, this appealing detached residence offers not only breathtaking views but also exciting potential for further development. Subject to the necessary consents, there is scope to extend the existing accommodation or create additional space, whether for guest use or lifestyle enhancement.

Positioned just moments from the beach and village amenities, the property commands an elevated vantage point with outstanding panoramic views. The principal rooms and balcony enjoy uninterrupted vistas across the harbour, quay, and surrounding coastline, extending towards St Anthony Headland and beyond to the open sea. The ever-changing marine activity provides a striking backdrop throughout the seasons.

Accessed from the parking area off Hillhead, a pathway and steps lead through the garden to the property. The outdoor space includes a paved sun terrace and areas of lawn to the front and side, creating an inviting setting for relaxation or entertaining while taking in the coastal outlook.

Internally, the accommodation is well-proportioned and filled with natural light. The main living room incorporates both seating and dining areas and opens onto a balcony that perfectly frames the far-reaching water views. The kitchen is well-appointed with ample cabinetry, while the bedrooms are generously sized, several enjoying particularly fine outlooks. Additional spaces within the home provide flexibility for home working, guest accommodation, or further adaptation to suit individual requirements.

Overall, the property presents a rare opportunity to acquire a substantial coastal home in a highly sought-after position, with outstanding views and considerable potential to further enhance and personalise.
