Erigmore Leisure Park is a 5 star holiday park located in Birnam, just over an hour from Edinburgh and Glasgow, and next door to the famous town of Dunkeld. Dunkeld and Birnam are often referred to as ‘the gateway to the Highlands', and Dunkeld was recently recognised as the best place to live in Scotland.

Owners at Erigmore Leisure Park have free access to the onsite leisure facilities including swimming pool, sauna, jacuzzi and children's play park. There is a full service bar and restaurant on site, with owners discount available on food and drinks. The park also run regular owners events including family activities.

The park is open all year, with 12 month access to facilities. 2025 season site fees of £6,400 have been paid, and are transferable to the new owner.

The lodge offers strong rental income opportunity, given its specification, location and park facilities.

Local Area

Birnam is home to the Birnam Arts Centre, Beatrix Potter museum, the famous Birnam Oaks, and a number of local cafes. A short and beautiful walk along the banks of the river Tay is Dunkeld, where there are a variety of boutique shops, cafes, pubs and restaurants, and also the magnificent Dunkeld Cathedral.

Erigmore Leisure Park is within easy walking distance to Dunkeld and Birnam train station, which has regular train services north to Pitlochry, Aviemore and Inverness, south to Perth, and onwards to Stirling, Edinburgh and Glasgow. Many other locations are reached within a short drive, including The Hermitage, Aberfeldy, Pitlochry, Blair Atholl, and House of Bruar.
