We understand that each cottage has one designated parking space. Puffins is situated at the end of the top row of cottages and has a tarmac front courtyard. We understand the other cottages have right of way over this to the rear garden. However adjacent to this is a raised newly laid timber deck which is purely for Puffins and makes a very pleasant sitting area to the side. The communal rear gardens are a good size as can be seen on the photo and video tour. We understand Puffins also has one of the garden sheds.
Service Charge
We understand that each cottage pays a sum of £35 pcm towards the communal gardening fees and upkeep and for the emptying of the septic tank which we understand is in the adjoining field.
Some of the pipework has been renewed on the tank that is shared between Puffins and the adjoining cottage however there is a further section that is in the process of being replaced. This will either be replaced in time for completion or alternatively there will be a reduction in price to cover this amount (approximately £1500 per cottage).
