Description

Recently redecorated throughout, with the most delightful garden, Christmas Cottage is a light and spacious family home set in the peaceful village of Waltham in the North Downs Area of Outstanding Natural Beauty.

This is a great chance to live in a popular village with a lovely community feel, yet an easy drive to Canterbury, Ashford and the coast.

Arriving at an attractive frontage, set back from the road, with white weatherboard jettied first floor, above the brick-built ground floor, enter under the large open porch and then into the hallway, from which are accessed, the three reception rooms, cloak cupboard and wc.

The dining room, which overlooks the front garden, has plenty of space for eating and entertaining and leads through to the kitchen. The kitchen is a country style, with pine wall units and attractive painted floor units. The back door leads into the garden.

The living room is spacious, with a feature fireplace, a door to the secluded study, and a good view through the sliding patio doors to the pretty rear garden.

Up the stairs from the hallway, the half-landing has a high ceiling and display shelf; the staircase then leads via the landing to the airing cupboard, with new hot water cylinder and heating controls, access hatch to the loft, and three double bedrooms.

The main bedroom overlooks the rear garden, across neighbouring paddocks, to the far reaching views of the countryside. There are inbuilt cupboards and a door to the bathroom. The bathroom has a large bath with shower over and storage under, and basin, wc and bidet. The bathroom has Jack and Jill doors, giving access to the bathroom from both the landing and the main bedroom.

Outside, to the front of the property, the driveway and carport provide off-street parking for up to four vehicles; beyond this is the garage, which is currently uses as a workshop.

A large hedge gives the front garden plenty of privacy and a lovely little spot to sit and enjoy the sunset with an al fresco glass of wine with friends in the summer evening.

To the rear is an attractive south facing garden, which has been lovingly tended by the current owner, with a patio for seating, and plenty of interest from a small pond, garden pathway leading to a lawned area, with plenty of mature trees and a variety of flowers and shrubs creating a private and peaceful setting. To one side of the garden is a Nordic-style cabin, currently used as a music and meditation room. The garden backs onto fields at the rear.
