Description
Capesthorne road leads only to Sheraton road which is a smaller cul de sac and borders Waverton village. Both are abundant with greenery. Continue by foot and you will reach the canal, the village green and the "good" rated Primary school. The village hall is adjacent to the school, and this is where a variety of activities take place.
Waverton village enjoys a thriving and active community. The Village Hall is the venue for the monthly Saturday night cinema screening and it is where the doctor's surgery is based. The annual village fete is held on the playing field that runs alongside and there is a children's play park and tennis courts here too. Also, a short walk is the parade of shops which includes the One Stop general store - open daily between 6am and 10pm, the delicatessen, a hairdressers and pharmacist. New to the village is the gentleman's barber and the dog groomers. "The Plough Inn" and "Waverton Arms" offer an excellent variety of food and drink and are about a 10-minute walk. The canal side "The Cheshire Cat" and "The Ring O Bells" in the heart of Christleton are a little further. There is a very good bus service into Chester or the Cheshire countryside. There is everything you need so close to hand and is one of the reasons why this part of Christleton is so popular.
Returning to the property itself and it is only right to say this is a home that looks amazing. We believe the clever design creates an instant impression. The double garage is attached to that of the neighbouring property which makes it look twice the size like that found on a much higher value property. The pitched projecting roofs, the bay windows and the timber and tiled storm porch make this a particularly appealing property and one that has to reward each and every time you return home.
The hall is spacious and features a timber turning staircase. Two sets of part glazed Oak doors open into the kitchen diner and to the snug where the morning sun really streams in. A curved window has been added and the flooring replaced with this impressive Amtico with pattern/border.
What was the living room, was replaced with this beautiful bespoke range of handmade timber units and granite surfaces which are complemented with plinth lighting. The kitchen features an electric Aga cooker with 3 ovens and 2 hot plates and that is complemented with a concealed extractor and an impressive multi coloured illumination onto the granite splash back.
The appliances include a four ring "Neff" induction hob with the remaining "Neff" appliances being integrated and comprising of a full height fridge, a full height freezer, a fan assisted oven and dish washer. There is a matching island which incorporates a breakfast bar and a washing/prep area that has been equipped with an inset porcelain sink, an etched drainer, a "Bristan" hot and cold water tap and further matching chrome cold water filter tap. There is also an incinerator.
Full height windows and glazed doors allow for garden and countryside outlooks and this impressive room opens into the Orangery to create a setup that is going to work so well for your friends and family gatherings.
We have said the Orangerie was added in 2014 and has proved to be a fine addition since. There are two lantern windows with blinds and the larger garden facing window blinds are remote controlled. This beautiful room has been finished with engineered oak and a Mitsubishi air conditioning unit that gives heat and cold when required in addition to the radiators. This is a room to relax and enjoy your garden and countryside all year round and it looks spectacular in the snow.
The study comes next and has been fitted with what we believe to be an oak desk and storage combination unit, again by Holts Orangeries. It is a useful addition and with more people working from home, a welcome one. The study opens into this large galley style utility room and features a washing area that enjoys an outlook over the garden. The floor has been laid with Amtico to match that in the hall and the study.
After the utility room comes the downstairs luxury shower room which has been tastefully finished and features a fully tiled walk-in shower with tiled seat, a chrome thermostatic shower with both drench shower and hand shower attachments.
Finishing the downstairs accommodation is what was the cloakroom/WC and now the boot room - a room dedicated for your coats and shoes to keep the hall looking so good.
Moving upstairs and onto the spacious landing where white painted doors lead to 4 double bedrooms. The master bedroom includes a dressing room and an ensuite that comprises of a glass doored shower cubicle and an L shaped vanity unit with basin and a WC with concealed cistern and water saving options. Bedroom 2 is an impressive double and enjoys a pleasing outlook over the garden and countryside towards the Shropshire Union Canal. Bedroom 3 also accommodates a double or two single beds, bedroom 4 is used as a sewing room.
The bathroom now features this impressive suite, starting with a glass doored shower cubicle with an inset shelf, a chrome thermostatic shower with both drench shower and hand shower attachments. An archway leads into the main section where there is a white high gloss vanity unit, an inset basin and WC with concealed cistern and water saving options. Finishing the suite is the large deep panelled bath with chrome mixer tap and hand shower attachment. The tiling and the recessed lighting combine to make this room something special.
Moving outside and the garden is certainly the place to be on the warm and sunny days. A considerable amount of expense has been put into the landscaping. A flagged stone path wraps around the Orangery and along both side aspects of the property to the solid timber doors that open onto the front aspect.
One of those sides features a patio with a pergola style sitting area and the other could be described as a substantial outdoor space that is ideal for drying or for storage. Returning to the section in front of the Orangery and you can follow a matching flagged stone path through a section of lawn and mulch to one side and a rockery to the other and onto a further patio where there is space for some loungers and chairs. The large and neat garden at number 24 is one you are going to love.
There are two sets of up and over doors to the garage, lighting and plenty of boarded rafter storage. There are also power outlets inside the garage and water taps to the side of the property.
24 Capesthorne road is a property that will be hard to beat. There is so much here for a couple or for a family and with proximity to both the warm hearted villages of Waverton and Christleton, you might be onto something very special.
