Description

Sutherland Gate is a delightful modern gated development of just four attractively designed town houses. Located on the lower west side of the town, the centre of Helensburgh is just a short distance away. The development was built in 2010 by local property developer J.Allan Osbourne and offers secure living with electrically operated gates leading into a large private parking area and residents’ gardens.

Number 1 also enjoys its own private garden space to the side and rear of the house and the gardens are completely private and enclosed by timber fencing. The gardens provide a sheltered and enclosed courtyard area with slabbing and gravelled areas, all enclosed by stone walls.

The property has a large integral garage that incorporates a utility area that is plumbed in and has a sink. The stylishly redecorated and generously proportioned accommodation is laid out over three floors and is a perfect family home, taking in lovely southerly views at the front, down to the Firth of Clyde.

Overall, the accommodation extends to almost 1700 square feet and on entering, there is an outer vestibule leading into a large reception hall which gives access to the garage and the beautifully fitted and well appointed living/dining size kitchen. The kitchen has quite recently been completely refitted and is stylish in its design and comes with a range of modern appliances. This room is modern and well designed with enough space for a large dining table and chairs along with a sitting area. There are windows to the rear and French doors lead out from the sitting/dining area to the gardens at the side.

Moving onto the first floor accommodation, there is a bright and spacious lounge with a picture window taking in southerly views over Helensburgh and the Firth of Clyde and there is a large double master bedroom on this floor (with an ensuite shower room and built-in wardrobes) along with a lovely family bathroom. On the upper floor there are built-in cupboards on the landing and two further bedrooms (both with built-in wardrobes), one of which is the master suite which has its own ensuite shower room that has also been completely refitted with a walk-in shower, wc and wash hand basin.

As mentioned, the standard of finish is exceptional throughout the property, with solid timber doors, an abundance of storage, gas fired central heating and modern high performance windows.

The development is around half-a-mile from the centre of Helensburgh where there is an excellent range of shops, supermarkets, banks, restaurants, cafes and bars. Helensburgh Central Station on East Princes Street provides regular and direct services to Glasgow and Edinburgh. Educational facilities in the town are excellent, with the nearest primary school being Hermitage Primary. The modern Hermitage Academy is just over a mile away and opposite the school is the Morrisons supermarket. For private education, Lomond School is just over half-a-mile from the door. The town and the surrounding area offers great leisure facilities and Glasgow is only a forty five minute drive away, with the international airport being accessible via the A82 and Erskine Bridge.
