Description

Nestled in an elevated position on the eastern edge of Kilchoan, Mingary View is a contemporary and meticulously designed four-bedroom bungalow spanning over 7,000 sq ft (including garage and attic). Set on a hillside plot spanning approximately 5 acres, Mingary View commands sweeping views across the Sound of Mull, with a captivating vista over the historic Mingary Castle.

Mingary View was constructed ten years ago of Thermoplan block under a slate roof and has been completed to an exceptional standard by the current owners, benefitting from modern building standards and energy-efficient features, including underfloor heating throughout.

The spacious interior begins with a welcoming entrance hall from where the main living accommodation flows. The generous open-plan living, dining and kitchen space extends to 50 feet in length and occupies an entire wing of the house, featuring impressive triple-aspect ceiling-height windows and patio doors that flood the space with natural light and frame breathtaking views across the Sound of Mull. The kitchen is well-equipped with an island unit, a range cooker and floor and wall mounted cabinetry. A rear hallway is situated off the kitchen and gives access to a utility room, store room and tool room, with integral access to the double garage and back door to the gardens. A charming sitting room, complete with bay window and a wood-burning stove, offers a cosy retreat, whilst the property also benefits from a formal dining room, a versatile study, a hobby room or home office, and a convenient WC.

Leading into the other wing of the house, the principal bedroom suite features stunning dual aspects with full height windows, a dressing room and a luxurious en suite. The second en suite bedroom complements this, providing ample space and privacy. Two further double bedrooms and a family bathroom complete the accommodation.

An expansive attic spanning the full width of the house offers future development potential or excellent storage, and is easily accessible via a staircase.

Externally, the property sits within approximately 5 acres of land, offering privacy and spectacular vistas. The immediate grounds are well maintained, with the property looking out onto a courtyard style patio – the perfect spot for outdoor dining and enjoying the views. There is abundant parking space, along with a separate detached shed for tools and storage.

Location

Mingary View is situated in the village of Kilchoan towards the western end of the Ardnamurchan peninsula, the most westerly point on the British mainland. The area has some of the most spectacular coastal scenery in Scotland and includes rugged mountains, sea lochs and miles of coastline and sandy beaches. The Ardnamurchan peninsula offers a wealth of activities for the outdoor enthusiast. The landscape is ideal for hill and coastal walking, with magnificent walks to the summit of Ben Hiant, the highest point on the peninsula. Other places of interest are the golden sands of Sanna Bay, the former Crofting hamlet of Portuairk, the Ardnamurchan Point lighthouse, Mingary Castle dating back to the Spanish Armada and Kilchoan Old Kirk, which reputedly dates from the 12th/13th century.

The area is noted for being very unspoilt and undisturbed, and offers opportunities for stalking and fishing. Ardnamurchan is also home to a diverse range of wildlife, from golden eagles and otters, to whales and dolphins.

Kilchoan provides a good selection of local amenities including the Kilchoan Hotel, which has a restaurant and bar, a village shop and Post Office, a church and local community centre. There is a daily bus service to and from Fort William, and regular sailings to Tobermory on the Isle of Mull (seven per day in the summer months and three per day in the winter) which has a Co-op supermarket, excellent local restaurants and a dentist. There are primary schools in Kilchoan and Acharacle villages. Fort William provides more extensive facilities including a hospital, mainline railway station, supermarkets and a range of local shops and services. The bustling town of Oban is within reach and offers further amenities and access to the Islands via the ferry terminal.
