Description

Wye Lodge is a charming period house with lovely gardens on the bank of the River Wye. The house was built in three phases between 1850-1900. The construction of the grandest part of the house coincided with the development of the Elan Valley Dams, which were built to supply water to the expanding city of Birmingham. Walter Mansergh, the son of the Chief Engineer of the project, bought and extended the property in 1900.

Set in the Upper Wye Valley, Rhayader is a small market town set within Powys and in the historic county of Radnorshire. Surrounded by beautiful countryside with many wonderful walks, including the long-distance Wye Valley Walk and a short distance from the Elan Valley. The town is well catered for with an active community and a range of local facilities that include supermarkets, local shops including cafes, public houses, butcher, grocer, delicatessen, chemist, doctors, primary school and leisure centre.
Slightly further afield are the larger towns of Builth Wells, Llanidloes and Llandrindod Wells, which all have secondary schools. Llandrindod Wells is served by the Heart of Wales railway with connections to Shrewsbury and Swansea. The university town of Aberystwyth and the Welsh coast are about 35 miles to the west and are reached by the A44, which also runs eastwards back to Leominster.

An attractive period property, Wye Lodge has been home to the vendors for the past 25 years, in which time they have renovated it to a high standard. The property has excellent living accommodation complimented by large bedrooms with views over the River Wye out to the farmland and hills beyond. There are many attractive period features throughout including large bays with sash windows, fireplaces, shutters and cornicing.

The property is built into the bank and therefore the front door is on the middle floor and opens into the Hallway and then the Landing on which there are two Double Bedrooms, Bathroom and Sseparate WC. The third Double Bedroom with a large adjacent WC (scope to be a bathroom) is up a flight of stairs.
The main staircase leads down to the ground floor where the Reception Rooms are situated. These include a Large Sitting Room with a door into the garden, an open fire and fitted bookcases.
There is also a Family Room/Study that has been fitted with beautiful bespoke bookshelves and cupboards either side of a chimney breast and open fire. This room could also be used as a formal dining room.
The Kitchen/Dining Room has a wonderful bespoke range of oak cupboards, drawers and plenty of work surface space. There is an Aga fitted into the chimney breast and a separate oven and hobs as well as a fitted dishwasher and fridge.
There is a doorway into the Utility/Boot Room which, in turn, opens into a large pantry and store.
The ground floor WC is situated in the hallway, outside the kitchen door.

The gardens are beautifully laid out with a lawn terraces and herbaceous borders. The garden has a south facing elevation with a stone wall forming the northern boundary that provides a great deal of shelter and privacy. A bridleway leads down to the gravelled driveway on which there is parking for two to three cars.
