Description
Scunthorpe is a large industrial town with a rich history and is the administrative centre of North Lincolnshire with an estimated population of 82,334 (2016 census).
Scunthorpe is approximately central to the following towns of Grimsby, Doncaster, Hull to the north via the Humber Bridge and Lincoln to the south. It is well connected to the national motorway network via the M180, approximately 2 miles to the south, connecting to the M18, M62 and M1. Humberside International Airport is approximately 15 miles to the east.
As well as traditional manufacturing over the years, there have been newer industries attracted to the area, including food processing and kitchen manufacturing, to name but a few. Compatible with a town of this size, there are out of town retail parks, local schools, North Lindsey Technical College and the highly regarded John Leggott Sixth Form College.
The development site is situated at the southern end of Dunstall Street, which is the town centre and also in close proximity to the main shopping area. At this location, the central area also includes Council offices, a Cinema, Police Station, a Train Station, along with further amenities. Of importance, the site is within a ten minute walk of the General Hospital.
Adjacent is a purpose built block of apartments with over 100 units and a large Local Authority car park serving this part of the town centre.
The site is rectangular in shape and virtually level for ease of development and has been used for many years as a private car park with access from Dunstall Street. Recently, outline planning permission has been granted for a development of 40 apartments.
The approved scheme is set over four floors with 10 apartments per level. All of which are to be set within landscaped grounds with on site dedicated parking.
The town presently has a limited supply of high quality apartments either on for a sale or to let basis and therefore, taking into account its location and close by amenities, including the hospital, we are of the opinion that this provides an excellent business opportunity for a built/developer or investor.
PLANNING
