The land at Court Leys Farm encircles the hamlet of Brandon to the north, west, and east, extending north either side of Stragglethorpe Lane. It is easily accessible via well-maintained internal farm tracks, which provide excellent links from the main farm entrance to the public highway. The fields are suitably sized and shaped to support the efficient application of modern farming techniques.

The land is classified on the Soil Map of England and Wales as a mix of Grade 2 (to the west) and Grade 3 (to the east), with soils of the Wickham series, a fine loam over clay, ideal for growing conventional cereal crops. Some of the land has historically grown potatoes and sugar beet.

PLANNING POTENTIAL

A proposed development scheme for the conversion of the existing barns to the north of Court Leys Farmhouse into three residential dwellings, together with the erection of three garages, was conditionally approved in April 2014, subject to planning conditions.

Conversion of the Cartshed next to Fairview Bungalow into a 3 bed residence was approved in November 2010, subject to planning conditions.

RENEWABLE ENERGY OPPORTUNITIES

There have been a number of approaches across the land to enter option agreements for renewable energy schemes. Of particular note is the possibility for installation of Wind Turbines and a major Solar installation across the land, discussions have been had with a number of large scale operators.

Location

The property borders the hamlet of Brandon, to the south of the farm. It is approximately 6 miles northeast of Grantham, which provides essential amenities including supermarkets, a post office, and a selection of pubs and restaurants.
