Villa is a well-presented property located in Kiziltas which overlooks Kalkan Bay offering captivating views of Snake and Mouse Island. This stylish villa offers spacious living for large party sizes. The newly renovated property presents a modern yet homely interior as well as a generously sized outside area, ideal for BBQs and dining al-fresco.
Access to the property is via a sliding gate situated to the side. We will then walk through the newly furnished garden, home to rose bushes and fruit trees, to the entrance door which can be found to the rear of the property.
Upon entering the property, we are greeted by a spacious open plan living area with two large sofas and armchairs placed around a coffee table, facing a sizeable smart TV. This open living area displays a picturesque view across the bay with access to the pool terrace through sliding doors.
The dining table seats 8 guests and leads into the well-designed kitchen featuring further seating around an island with 4 bar chairs. Villa's kitchen offers plenty of appliances including a fridge freezer, built in microwave and electric oven, dishwasher, coffee machine, toaster, kettle and water cooler.
Past the living space there is a bedroom. This bedroom, which can become a double bedroom if required, has its own ensuite shower room and access through sliding doors onto the pool terrace.
There is a separate WC on this level.
First floor
This floor is home to 3 bedrooms. The first bedroom is a twin room which can be turned into a double upon request. The bedroom benefits from an ensuite shower room and private balcony with seating, ideal for watching the sunset over the sea.
Next door the master bedroom can be found with a four-poster bed set in the middle of the room, leading into a double basin ensuite shower room. This wonderful bedroom also provides sliding doors with provide access to a large balcony, again with views out over the bay.
The third bedroom offers a king-sized bed and a sofa which can be turned into a small double bed if required. There is an ensuite shower room and sliding doors which lead out to a private balcony with attractive views.
Annexe
External stairs to the side of the villa lead down to a separate annexe which houses a kitchenette including a small fridge, kettle, and Nespresso machine, and another double bedroom with an ensuite shower room and access to a small terrace space. The annexe is separately accessed from the villa, therefore would not be suitable for younger children.
This part of the property also offers a utility room with a washing machine, iron and ironing board.
A games room with table tennis and some gym equipment is also available, together with a sauna, shower and a separate WC.
Outdoor space
Villa benefits from a wide terrace with a private infinity-edged pool with an integrated Jacuzzi section. The pool offers a shallow area where two sun loungers have been thoughtfully placed to look out over Kalkan's Bay. A further 8 sunbeds can be found around the pool with sunshades. There is also a poolside shower.
There are plenty of seating areas located around the terrace, including comfortable garden furniture and a coffee table positioned beneath a pergola and close to the ground floor bedroom.
The terrace has its very own poolside bar with a drink's fridge and a BBQ for al-fresco dining. This area has a large dining table seating up to 10 guests.
The villa is set on a 600 m² plot and includes an additional 600 m² parcel directly in front of the property, providing a total of 1,200 m² of land for your exclusive use.
