The Tour

Creatively reconfigured in recent years, the kitchen, living and dining spaces have been opened out and finished in warming ‘Wimborne White’ by Farrow and Ball. Original Crittal-style windows illuminate the space with natural light.

A shaker-style kitchen with marble worktops and brass handles is at the front of the plan. A butler's sink with complementary brass taps rests beneath the window and is framed by metro tiles. Integrated appliances here include an oven, hob and extractor fan, fridge/freezer and dishwasher.

A fireplace with a working bioethanol fire is in the centre of the living space - a comforting focal point between bespoke display shelves. A large window offers glimpses of the communal gardens screened from view by low-level frosted glazing. There is a handy storage cupboard contained beneath the stairs, and a downstairs cloakroom with a WC rests next to the front door.

The wooden tread staircase leads up to a landing, well lit by transom windows that distribute light from the rooms beyond. There are original sanded floorboards on the landing and in both bedrooms.

With walls painted in an uplifting shade of dusty pink from Lick, the spacious principal bedroom is at the rear and has floor-to-ceiling wardrobes. The second bedroom looks over the street beyond. Also of good size, its currently used as a nursery but can accommodate a double bed.

The shared bathroom has marble tiles and smart brass fittings on the shower, basin and WC.

The Area

Peaceful Arbon Court sits on the corner of Linton Street and Rees Street and is next to beautifully maintained Arlington Square. There is a strong sense of community here, with regular events such as gardening and a summer fair run by The Arlington Association. Despite its quiet position near the Regent’s Canal, the house is within easy reach of the shops, bars and restaurants of Upper Street, Shoreditch, Hoxton and Clerkenwell.

Close by are the likes of Pophams Bakery, The Duke of Cambridge, "kid-friendly" Japanese café Toconoco and Towpath. Neighbourhood favourite, The Baring, is mere minutes away and serves delicious seasonal food.

De Beauvoir town is only 10 minutes away on foot and is home to the popular De Beauvoir deli. Sourdough Sophia serves excellent bread and is approximately a nine-minute walk away on Essex Road, while Quince Bakery is a short stroll from the house.

For green space, the broad expanses of Shoreditch Park lie less than five minutes' walk away, while London Fields and Broadway Market (with its excellent Saturday food market) can be accessed via a delightful canal-side walk in the warmer months. Sweet Rosemary Gardens is around the corner.

Angel, Essex Road and Highbury and Islington stations are nearby. There are plenty of bus routes in the area that provide access to the City and the West End.
