LOCATION

The Green is located on Low street in the heart of East Markham. The village benefits from a very popular Primary School, public house serving home cooked food and the village hall which has regular events on for the community. There is also a local bowls club as well as the growing Bassetlaw Bulldogs rugby league club for all age groups for the kids and now adults. The village has a really good little community. Little additions include the Bad Apple bar which opens on a weekend often with local food vans, a lovely spot for a tipple in the summer and winter months, and a playing field with plenty of space for the kids to enjoy. Countryside walks are amazing locally and we are lucky to have some really good country pubs that serve amazing food.

Locally Milton Cricket club is the local cricket club and offers junior and senior cricket teams. Football is again popular with the village having a boys and men's teams and local golf courses include Rufford and Retford.

The market towns of Retford and Newark are a short drive away and offer a wealth of shops, bars and restaurants as well as all your super markets. They both offer direct train links to London Kings Cross and Leeds. The A1 can be accessed at nearby Markham Moor which gives links to the region's major towns and cities.

Lincoln is a nice drive and there are more boutique shops and restaurants here as well as the Castle and Cathedral which are big tourist attractions. Other great spots for the family include Sundown Adventure for the kids, Clumber Park and Sherwood Forest are great spots for walking and Yorkshire Wildlife is a great day out for all the family.

DESCRIPTION

Pulling through the gates onto the extensive driveway you begin to get a feeling for this idyllic location The Green is situated in. Walking through the front door this gives you access to the snug. Possibly my favourite room with character features and open fire this really gives it that cosy winter feel. You can imagine getting cosy on the sofa watching a good film. By having further reception space it gives you the option to having room to work if you work from home but also maybe a play room for the kids.

Next up from the front door is the open plan lounge / dining area. A cracking room for entertaining, again you can imagine family get togethers around the table with the log burning stove on. With duel aspect windows and beams to the ceiling this really is the perfect cottage in the country. By having the dining area at one end and living space big enough for sofas again it lends itself to changing the use. Maybe the snug as the dining room and this as the main living space for the family and kids to enjoy.

We then have the rear entrance hall which gives access to the cellar, a downstairs WC and Pantry. The Pantry I feel offers huge potential to be knocked through to the kitchen to create a large area opening onto the garden - subject to planning. The open plan dining kitchen again is already a nice and cosy size complete with the Aga for those cosy winter nights and less formal occasions round the kitchen table. Split level with the kitchen offering ample worktop space complete with the oven and hob and again duel aspect windows giving it plenty of light.

Upstairs the cottage benefits from four double bedrooms, the two rooms at the front of the house taking advantage of views over the green towards East Markham Hall. Bedroom four benefits from fitted wardrobes but still being a great size for the smallest room. These three bedrooms take advantage of the house bathroom complete with bath and telephone style shower attachment. The Master bedroom continues the theme of having duel aspect windows taking advantage of the sun in different positions. The small en suite shower room gives the modern family the benefits of having two bathrooms.

Outside the property benefits from extensive parking and detached garage block. Leaving from the rear door you have a patio area for the summer months with steps leading to the large lawned area, In total the plot extends to approx 0.25 acre. The gardens really do lend themself to people creating a stunning garden or even just a little football pitch for the kids to enjoy. Being very private and enclosed it's great for the family to enjoy. A couple of outbuildings and gate onto Low Street are again useful additions letting you take advantage of this stunning village and the countryside walks on offer.
