Cygnet House includes a portion of the stream which runs northwest to southeast, forming the boundary; Cygnet House owns to the midway point of the stream bed, and enjoys fishing and water extraction rights; there is a pump to connect to a water pipe running under the land to the garden pond, which can be used for replenishment and irrigation if desired.

High Hurstwood is an attractive village with a church, school, village hall and the Hurstwood Inn, lying within the High Weald Area of Outstanding Beauty. To the south, Uckfield (3.5 miles) has an independent Picture House, sports centre, Waitrose and large out-of-town Marks & Spencer Food Hall, whilst Buxted (two miles) has a village shop, farm shop and the Buxted Park Hotel. Comprehensive shopping and leisure is at Tunbridge Wells (13 miles) and the historic County Town of Lewes 12.5 miles.

There are many leisure options in the area including golf courses in Crowborough, the East Sussex National, Uckfield and the Royal Ashdown Forest at Forest Row. Racecourses in the area include Lingfield Park, Plumpton, Fontwell and Brighton. The Ashdown Forest can be accessed within approximately 3.5 miles. The Forest is an ancient area of heathland and the highest sandy ridge within the High Weald Area of Outstanding Natural Beauty. Originally a deer hunting forest in Norman times, it is now one of the largest public spaces in the South East. There is a good range of state and independent schools in the area, including High Hurstwood CofE Primary School, Holmewood House, Cumnor House, Brambletye, Uckfield College, Bedes, Mayfield School (Girls), Tonbridge (Boys), Sevenoaks School and Eastbourne College. Mainline rail: Buxted (two miles), to London Bridge from 76 minutes. Haywards Heath (13 miles) offers frequent services to London Victoria and London Bridge, from 42 minutes.
