The Property
Copelands Farm, set in unspoilt west Norfolk countryside, offers genuine peace and privacy. The House

The Cottages and Barn
As to be expected, the farm includes a great selection of outbuildings that have evolved and could evolve further to fulfil individual requirements. The most intriguing is the barn attached to the house, a traditional double height building measuring 11.7m x 6.1m, currently a machinery store and which offers the tantalizing prospect of becoming part of the house with relative ease. Adjoining the barn is a store room and workshop.

To the south east of the house is a further range of traditional buildings, all very well maintained. A lovely traditional barn provides great storage and scope for many uses, with a wing comprising a former dairy, cart lodge and stores.

A further wing has been converted to a pair of holiday cottages. Both comprising an open plan bedroom/living/dining and kitchen, with shower room, the cottages have been thoughtfully designed, with vaulted ceilings and French doors out to private gardens, and providing great views out over countryside.

Equestrian facilities
To the south of the house, across a substantial gravelled yard, is a stand of purpose built stables. The building, in an L shape, has six stables, all with windows to the south not only allowing for good air flow, but providing the horses with a lovely view! A hay barn with double doors for ease of access, a tack room and feed room provides a user friendly set up.

Elsewhere, there is an all weather manege of Olympic size measuring 60 meters by 20 meters with drainage, post and railed paddocks, lunge ring, and a contained yard with field shelters and all weather surface. The surrounding area has great hacking routes.

Gardens and land
The gardens to the house wrap round the house, from the south to north and are mainly laid to lawn, with a brick weave patio adjoining the house on the south, the ideal area for outside dining and relaxing. Within the garden area is a chicken coop with plenty of outside space within post and rails. Also within the garden is a recently installed cabin, with bar and sitting area with woodburner, making it usable in all seasons and adding a further dimension to the lifestyle of the farm.

The wider land include further expanses of lawns, grass areas, paddocks and open grazing within mature hedged and tree boundaries. The grounds, much like the house and buildings, have been well maintained and managed, with great attention given to keeping the grazing and grass as clean as possible, with some land used for hay crops.

Location

The farm is located in West Norfolk countryside, almost equidistant between the county hubs of Norwich and Kings Lynn, and to the south of Shipdham.

The village has an excellent range of day to day amenities including a doctor's surgery, local shops, primary school, post office and public house. Further specialist shopping and education can be found in the nearby market town of Dereham and Swaffham both of which provide good everyday shopping with local and national shops, a selection of Supermarkets including a Waitrose, leisure and health facilities and state education for all age groups. Further renowned education can be found at Wymondham College (state boarding and day school) and Thetford Grammer. Attleborough and Thetford provide good transport links with train stations providing services to Norwich to Cambridge, with connecting lines into both London Kings Cross and Liverpool Street.

Easy access can be gained onto the A11 at Thetford linking with the A11 to Newmarket and onwards to London on the M11. The increasingly influential high tech University city of Cambridge is 45 miles and the pretty market town of Bury St. Edmunds is 24 miles.

Norwich, the cathedral city and regional centre of East Anglia, provides further renowned education, a thriving business and retail sector and leisure facilities.
