Description

Harvose is a former small holding currently comprising of a detached relatively modern bungalow built in 1979 measuring 22 x 6.7 metres externally.

Set in gardens and grounds including the paddock which totals about 2.25 acres the site also has a range of derelict barns and enjoys a wonderful rural setting.

Having not been lived in for approximately 2 years it is envisaged that the bungalow offers tremendous potential for re-development subject to the appropriate planning approval and building regulation consent and could clearly be developed into a wonderful detached home which could suit the equestrian purchaser.

Initial analysis has already been undertaken by Cornwall Council in response to their housing and economic land availability assessment in 2024 which deemed the land suitable to go forward to the next phase assessment.

The property is located within the national landscape (formally the area of outstanding natural beauty) and was original subject to an agricultural occupancy restriction which was removed in May 2025.

A copy of the certificate of lawfulness for existing use is available at our Padstow Office for any interested purchasers.

In summary Harvose offers a particularly unique opportunity to purchase a 2.25 acre former small holding situated just over half a mile from the beach and from where one can enjoy wonderful views over the surrounding countryside towards the stunning North Cornish coastline.

Harlyn Bay boasts a beautiful sweep of golden sands sheltered by Trevose Head with its dramatic cliffs and coastal walks. The bay offers excellent swimming and surfing facilities and caters for everyone from toddlers to experienced surfers and anglers.
