Description
The house also benefits from a two-bedroom, self-contained lodge which is currently used as a successful holiday let.
Families will appreciate the generous proportions of this substantial home, which offers over 5,000 sq ft of space over three floors. Separate to the main house is an attached, yet with the ability to be entirely self-contained, two-bedroom annexe, which is currently used as a successful holiday let and could be an excellent option for multigenerational living if used as part of the main house, or continued as an income generator.
The main house is well configured for entertaining, with three large reception rooms downstairs and a roomy kitchen that’s a warm and welcoming space that serves as the heart of the home. There is also a laundry room, cloakroom and a useful cellar. There are three good-size double bedrooms (one en suite) on the first floor, as well as a family bathroom, and a further three bedrooms and a bath/shower room on the second floor.
Outside
The gardens that surround Little Friston are truly exceptional, having been professionally landscaped by RHS gold medal-winning designer, Juliet Sargeant. The gardens are manicured yet low maintenance, allowing nature and the seasons to dictate the planting: mature native trees provide natural privacy, lavish borders of lush grasses and shrubs spill over raised planters, undulating lawns are interspersed with carpets of herbs, meadow grasses and wildflowers – all providing texture and colour depending on the season. A number of different terraces provide space for dining alfresco or quiet reflection, all with a captivating view over the gardens or across the landscape to the forested hills and sinuous river beyond. There are a number of attractive water features and, for the keen gardener, a timber-framed greenhouse and kitchen garden.
There is a small street-side driveway to the front of the house with space for two cars – ideal for visiting guests, and a large gravel driveway accessed via the main entrance which provides ample parking and access to a detached triple garage.
Situation
The village of Friston is situated at the end of the South Downs Way, approximately five miles west of Eastbourne. The village itself has a handful of amenities including a pub, village hall and cricket club, though has attracted a number of celebrity residents over the years including Grayson Perry and Olga Polizzi. Residents are lucky to have some of Sussex’s most iconic sights on the doorstep, including Beachy Head, the enclosed beach at Birling Gap and the Seven Sisters Cliffs. Eastbourne has a more extensive range of day-to-day amenities including a Waitrose supermarket, while Brighton (17 miles) has an eclectic collection of independent and high street stores, restaurants, bars and cafes, as well as coastal attractions. Transport links are excellent with the M23/A23 providing good access to Gatwick and the national motorway network. Both Seaford and Eastbourne stations (both 5 miles) have services to Gatwick/London. Within the local area there are many highly regarded schools and colleges, including two local prep schools in Eastbourne, St Andrews and Bede's, along with Eastbourne College, Chailey Secondary School, Ardingly, Lancing and Brighton Colleges and Cumnor House. There is excellent walking and riding within the South Downs National Park, sailing on the South Coast and opera at Glyndebourne.
