An exciting opportunity to purchase a period property with the added benefit of two excellent commercial buildings and a further range of outbuildings in gardens and grounds of approximately 2.8 acres.

Hall Orchard, having started off as a two-storey thatched property dating back to circa 1840, is now a wonderful family home extending to some 3,171 sq ft and providing flexible use accommodation. Extended in 1985 and 2009 it comes to the market for the first time in over 70 years. The property presents predominantly rendered elevations (clay lump on the front) under a tiled roof line with accommodation arranged over two floors.

Of note is the fantastic multi-functional oak framed garden room built in 2009, ideal for entertaining and leading out onto the rear garden. Also of note is the fully fitted Schuller kitchen/breakfast room, which together with the garden room, has underfloor heating. The flexible use accommodation continues on the ground floor with two bedrooms, each with an en-suite.

The accommodation also comprises entrance hall, sitting room, cloakroom, office area, utility room and study. From here a staircase leads up to the first-floor landing where three further bedrooms are accessed, the principal bedroom having a dressing area and en suite with access out onto the mezzanine floor overlooking the garden room. Also on the first floor is a good-sized airing cupboard and an additional bathroom.

OUTSIDE

Hall Orchard is approached over a hard standing driveway giving access to a parking area to the right-hand side of the drive. There is an enclosed garden to the rear with large terrace area, ideal for alfresco dining, together with a large summer house, incorporating a bar, and an adjoining outbuilding of a similar size, both with power and light connected. As well as a smaller poultry shed currently used for storage/workshop there is an additional brick building at the entrance to the property with an adjoining timber lean-to, plus an old garage to the east of this by the roadside.

COMMERCIAL BUILDINGS

The commercial buildings, comprising of the former Tomlinson Groundcare premises, are located to the rear of the property (north and northeast) and comprise of five buildings. There are two principal commercial buildings, both of steel portal frame construction with insulated cladding, which were constructed in 2009 and 2006 respectively. These buildings are in first class order and have been utilized as commercial premises for the sale of garden machinery since their construction. Both buildings benefit from electrics, water, heating and lighting.

The former poultry buildings benefit from electricity connections and one has its own boiler/heating system. There is also the former parts/office building constructed of block and timber with a utility area.

There is extensive planning history in respect of the commercial buildings, which are assessed for non-domestic rates.

The current occupiers of the commercial buildings are scheduled to vacate at the end of June 2025.
