In your own front door and you have a generous front/living room to your right. This is over 11 feet each way and has an attractive navy column radiator (find these beauties throughout), and recessed lighting.

Next door is your eat-in kitchen, with French doors out to your big garden. The beautiful fitted kitchen wall and base units are an ever-popular Shaker style. You also have an induction hob, integrated dishwasher plus washing machine/dryer.

There is useful internal under-stairs storage, then the tour of this floor is completed by the windowed (you have two) bathroom, which rests at the rear of the building. This is a luxury affair, with both free-standing bath and independent shower, traditional-style fittings including 'telephone' taps, a marble tiled floor, and underfloor heating.

It is upstairs to bed - we love the house feel of this - to find your bedrooms on the first floor. These are both good doubles. The one at the front is 12 feet by over 12 feet with an alcove wardrobe; the one at the rear (with window to garden views) is 12 feet by over 10 feet. Both have sash windows, and your principal bedroom has a papered feature wall, custom-made shutters, and bespoke built-in alcove storage. We really like the clever bedside table setup.

The area? Hatcham CA is a little-known Victorian residential pocket of south London. From 1614, the land was owned by the Worshipful Company of Haberdashers. When the manor house here (named 'Hatcham Park') was demolished circa 1840, terraced homes were permitted to be built. Rescued from proposed demolition in the 1970's, Hatcham Conservation Area was designated by Lewisham Council in 1990.

Stroll four minutes to New Cross Gate Station. There are also plenty of day and night bus routes within a short walk of the house; to Elephant & Castle and beyond, or to Peckham, Deptford, Greenwich, Brockley and Lewisham.

The very local school (walk five minutes) is a very good one: Hatcham Primary (3-11).

Local eateries and drinkeries of note include Corner cafe (and bar) and The Old Library bar, The Rosemary, The Rose Inn, and The Earl of Derby.

Nip down to neighbouring SE15 for many others, including Mamma Dough, Peckham Bazaar, Kudu, Kudu Grill, Ganapati, Artusi, Peckham Levels, Naïfs and Forza Wine.

Deptford has a top social scene too - find great plates at Watergate, Marcella, SALT and The Tea House for example. There are lots of hip hangouts in Deptford Market Yard and surrounds. Deptford also has its own theatre: The Albany, and a modern leisure centre with lane pool.

New Cross is home to Goldsmiths University and a cool contemporary art gallery (Goldsmiths CCA), and your local parks include Telegraph Hill (Upper and Lower, with Saturday Farmers' Market, or hop on a bus down to Brockley Market) and Fordham Parks.

Eckington Gardens is a small local one with playground and occasional community events like summer movie screenings.

Grab fresh loaves from Blackbird Bakery by QRP station, or at Ayres on nearby Nunhead Lane. While you're in Nunhead, check out FC Soper wet fish shop as well. And El Vermut and Mother Superior are cool bottle-shops with seating. BARD4100 and Goodcup (with cocktail bar downstairs: Goodnights) are also recommended.

Bermondsey, Borough, Greenwich and Dulwich are all easily reached for further options.
