Ref. Appart. Clelia - Catania - In the north of central Catania, in the shadow of Mount Etna on Sicily's east coast, Appartamento Clelia is a mid-sized third-floor apartment with an attractive asking price.

Three-metre ceilings give a roominess to the apartment, as do its dual exposition to the north and south, allowing light and breeze to pass right through the home. The twin verandas, one still open and one enclosed with glazing, add to the sense of openness. The one to the north, left open, overlooks a piazza where a market is held at weekends, and also has a view of the city's football stadium, home to 'the Elephants', Catania FC.

The two bedrooms and living room are a roughly similar size, with the largest of the three a very large master bedroom which faces south, with a view over the central courtyard of the U-shaped apartment building. The smaller bedroom connects to the open veranda on the opposite side of the property, as does the living room, which is currently used as a dining room.

The kitchen and bathroom are long and narrow, the latter with fully-tiled white walls and a box shower. The galley-style kitchen connects to the enclosed veranda, which has become a de facto utility room. You'll find a large deep sink and connections for a washing machine.



GREAT LOCATION IN A VIBRANT AND GROWING CITY
The flat is within half an hour's walk of all the city's major attractions, including the arterial via Etnea, the cathedral, the waterfront, castle and the Bellini theatre. Catania is home to Sicily's largest and busiest airport, which can be reached in just fifteen minutes by car, and gives you a broad range of options for travel within Europe and even, in the summer months, to the east coast of the US.

Travelling a short distance up and down the coast brings you to the picturesque seafront towns of Taormina and Siracusa, each home to some fabulous restaurants, pristine sea and interesting boutiques. Further afield but still within 90 minutes' travel time are the Baroque towns of Noto, Ragusa and Modica, the temples of Agrigento and of course the natural wonder of the Mount Etna National Park.


Low Condominium Fee and the Potential for Rental Income
The communal areas of the building are maintained and managed by the condominium association, in return for a modest fee of €30 per month. Parking is freely available for residents in the central courtyard.

At present the flat is rented to students who pay a rent of €400 per month. This arrangement could easily be continued if you don't plan to occupy the apartment yourself in the immediate future.
