Many people seeking their first home plunge themselves headlong into a world of pain by taking on a "doer upper", fondly dreaming of the palace they will create. Then, after months of living somewhere resembling the Gaza strip, existing on a diet of brick dust sandwiches and with divorces being discussed, the regrets begin as they realise they have taken on too much and it is not as it they have saved that much money...

Surely it is better to find somewhere that has already benefited from the toil of others, leaving you to simply enjoy the more fun parts of home ownership? Admittedly, following this course of action can mean that certain small parts are not completely in sync with the dream, but remedying this is a fairly simple and cheap fix. This then allows you to place your own personal stamp on what will probably be the biggest investment you will have made!

Occasionally, a home comes along that has not only been refurbished to within an inch of its life but done so in a manner and style that is impossible to dislike, and this is just such a home.

One of a row of what I would estimate are 1930s terraces in an established estate off Wrexham Road in Mold, this remains within an easy walk of the town centre and the large Tesco's Store.

Behind a low brick wall, the enclosed front garden with its pedestrian pathway is laid to decorative gravel, giving an attractive and happily maintenance free surface.

A porch stands proud of the front elevation and gives not only protection to the front door, but is also a handy repository for mucky shoes that you don't want traipsing across your floors....

And what floors they are... yes, they are wood effect but of a quality that makes it hard to realise they are not the genuine article, bringing with them an undeniable air of class. From the small inner hall where the stairs rise in front of us, we turn right into the lounge.

This is much larger than I expected and is kept bright and cheerful by the amount of natural light drawn in via the deep forward facing bay window. Heating in here, as indeed the entire home, comes from a series of electric storage heaters, but before you recoil in horror at the anticipated running costs, they are all less than 12 months old and thus highly efficient and, made to seem even more so by the level of insulation throughout the home. But their real strength lies in the fact that they are largely powered free of charge via the roof mounted solar panels.
However, should this ever be inadequate, they top themselves up overnight on an economy 7 tariff!! The result is a warm home, courtesy of a heating system sufficiently wallet-friendly, meaning, you are never afraid to use it! I did say this was a comprehensive refurbishment...

Moving towards the rear of the house, we pass into the kitchen/diner, two words that usually really depress me. This is because in the main, these tend to be too small to fulfil either role adequately, or they end up like a perfectly good kitchen where someone has stuck a socking great table at one end and ruined it.

Happily, here is a space large enough for it to work, and work well. As we enter there is a circular dining table, something not usually the most space efficient and the ease with which it fits in here demonstrates the amount of room available. Beside here is a door into the void beneath the stairs, cleverly utilised as a walk-in pantry just like your Nana had, and very useful it is too. Even more useful as it can also hide away all the "stuff" that homes gather and need putting somewhere; Hoovers, ironing boards, old paint tins and all the things that will 'come in handy one day'.

The kitchen portion of the room is divided off by a deep breakfast bar running away from one wall and providing not only additional storage by extra worktop space, which is always a good thing. The remainder features an 'L' shaped series of fitted units to the other walls. Obviously new and of a high quality, these contain all the expected white goods and as much storage space as you could wish for.


A corridor runs from the dining room towards the rear of the home, passing through the neat and well equipped utility room and meaning that all the more industrial noises from here do not disturb your dinner guests.

Beyond the utility room, we come to the bathroom, and just like the kitchen has been recently renewed and finished to a high standard. With its practical and attractive ceramic floor and contrasting wall tiles, this has a distinctly modern feel and would not look out of place in some swish boutique hotel... praise indeed. Unsurprisingly, it features a suite of a unitary hand basin with useful storage beneath, a lavatory, and a traditional bath with a glass side screen to prevent splashes from any over-enthusiastic use of the shower positioned above.

Back in the kitchen, the back door opens into what was originally the rear yard, but has since become so much more. The entire area has been roofed over to make a huge greenhouse if you are interested in growing things, or an orangery if you are simply posh. What is unarguable however, is the number of practical uses to which it could be put, from an all weather BBQ to a weather-proof drying area, it's all down to your imagination. Off here is also a small workshop with its own light and power supply, meaning that when Dad disappears and you hear hammering in the night, he's probably in here, though what he is doing is anyone's guess...

Climbing the stairs, your attention is drawn to the attractive wood panelling which gives charm and character in equal measure, before we come to the rear facing smallest bedroom.

As with the vast majority of third bedrooms, this is definitely a single room, albeit far larger than most. Indeed, as a student I slept in several double rooms far smaller than this, but I was more flexible then... Suffice to say, as a single it is more than spacious enough for a bed and various items of free standing furniture, helped in this regard by the presence in one corner of the airing cupboard, containing the hot water tank and additional storage.

Beside here, the second bedroom is altogether larger, being a comfortably sized double room, proven by the presence of a double bed along with a truly huge four door wardrobe. Storage? Never going to be an issue.

And finally, overlooking the front we find the principal bedroom. Running the full width of the home this is a big room and kept delightfully bright by having a large picture window supplemented by another smaller one set halfway into a small alcove to one side of the room; something which could easily be partitioned off to form a deep fitted wardrobe if desired.....
.....Yes, this home has been comprehensively refurbished, but if you wanted to do anything to put your own mark on it without too much effort... just a thought.

All in all this is the perfect home for a first time buyer but never think of it as a one trick pony because it would equally suit someone downsizing at the other end of their home owning adventures when, fed up with the work and effort involved in renovation, you just want somewhere already in excellent condition, economical to run, well finished, easily maintained and conveniently located. That it can tick all these boxes with aplomb speaks volumes for the depth of thought that has gone into its refurbishment, the result being something spectacular. In fact, so spectacular that I would anticipate stiff competition when this hits the market so, if it sounds appealing, come and have a look. After all, seeing is believing....
