SITUATION.
Puzzle Cottage forms part of a development of apartments and mews style cottages at Widworthy Court, a Grade II listed Georgian mansion built by G S Repton Esq. and Sir Edward Marwood Elton in 1830. This prominent house is set in extensive gardens and grounds in a sheltered position enjoying lovely country views. The property is surrounded by broadleaf woodland and well laid-out gardens and is located on the edge of the village of Wilmington (in the parish of Widworthy), which has a public house and pretty Church of St Cuthbert which dates from the 14th century.

The market town of Honiton is approximately 3 miles distance and has a variety of independent shops, including many antique shops, twice weekly market, sports centre/swimming pool and main line rail link to London Waterloo. The Cathedral City of Exeter is some 18 miles to the west with an excellent shopping centre, sports and leisure facilities, main line express rail link to London Paddington, M5 access and international airport. The World Heritage Jurassic Coast is about 8 miles to the south, with the popular town of Lyme Regis, with its famous Cobb, being about 12 miles to the south east.

DIRECTIONS.
From Honiton High Street proceed in an easterly direction, turning right at the roundabout onto the A35. After about 2 miles, as the road descends through the woods towards Wilmington, turn right signed Recycling Centre. Proceed along this lane for about 200 yards and turn left into Widworthy Court, following the signs for visitors parking. Park at the far end of the car park where you will see the gate leading to Puzzle Cottage.

TENURE.
Widworthy Court has an in-house residents’ management company: Widworthy Court Management Ltd. All residences have the benefit of a 999 year lease from 1998 and own a share of the freehold. There is a monthly service charge of approximately £226, which includes maintenance of the communal areas, use of all the shared facilities and the buildings insurance.
