The family bathroom has a tiled floor and is well-equipped with a bath and shower above, WC, and a wash hand basin.

The kitchen is located at the rear of the property with a large window overlooking the rear garden. It has a range of base and eye level kitchen units with space for the electric oven, with 4 electric hobs above. The gas fired boiler is located in the kitchen and was replaced in May 2024. From the kitchen a door leads into the utility room, which links the garage to the property. There is plumbing and space for a washing machine and a fridge/freezer. The utility room has doors into the garage, to the front drive and to the rear garden.

Bedroom 2 has a pair of doors which can provide access into the rear garden.

The spacious sitting room/dining room retains possibly the original wooden block flooring that is also laid in the entrance hall. This room has a window overlooking the front garden and a fireplace with a built in gas fire, however the vendor informs us that the fire is not operational and needs replacement.

Outside - To the front is a large level area of garden with a mature hedge providing privacy from the road at the front. The garden has a central pond and a number of mature shrubs including a number of Bay Trees. To the rear is another well fenced area of garden which can be accessed from around the side of the property or from the utility room or bedroom 2. The garden has a number of concrete paths, a gravelled area and areas of lawn.
The single garage has an up and over door and is located at the end of the lengthy driveway.

Services - Mains gas fired central heating, mains water, electricity and drainage. According to OFCOM good mobile reception and up to superfast broadband is available at the property.

Directions - On the approach to Stoke Gabriel from Aish, Pound Field is signed on the right hand side, just after Andrews Park. Proceed along Pound Field and number 12 is found at the end of the cul de sac before the road continues to the right.
