The Old Forge is a c. 17th century dwelling that is habitable but in need of full renovation, including a majority re-thatching. Further stairs from the first floor lead to the attic, which could be converted into a fifth bedroom and an additional bathroom.

Attached to the left of the house is a garage. The gardens are laid to lawn and contain mature trees, fruit trees and shrubs. Beyond a post and rail fence, the recently re-sown paddock surrounded by mature trees. It also has vehicular access from the road. Although no planning in place, this could provide the opportunity to construct a further dwelling.

Brailes is an active village with many amenities including a school, pub, butchers, bakers, local shop, hairdressers and garage. Rail connections can be found at Banbury and Moreton-in-Marsh and the M40 is close-by. The local market town of Shipston-on-Stour is a ten minute drive. Despite its picturesque location, there are many useful towns and attractive places to visit within a short drive.
